I have noticed that a lot of companies are going away from the standard post signs. I see more of the new metal frame ones, you know the old jump out of the car and stick it in! I know this is a easy way out but most get knocked over by the wind or moved by the lawn guy? I feel if you take the easy way with the sign, what about the rest of your services as a Realtor? I even saw a cheap paper version with a wire on it today? What do you think Realtors?

I see mostly T post signs yet.  Maybe that depends on the area.

I certainly think you can have a professional quality metal sign. I'm sure there are many realtors with expensive signs who don't perform to that perceived level just as there are many realtors with metal signs who do an amazing job for their client.

Also, a lot of people prefer not to have a large hole in their yard which can be the case with a post style sign.

Funny.  I know of two agents that lost listings because they didn't use the post sign.  They were advised by agents "going behind the sign" that the house would never sell with the post sign.

One house was at the end of a remote road in the country and no through traffic.  But, he fell for it and cancelled the listing after 2 months and went with the company who claimed that signs help sell homes.  The home was on the market for a year after that with the second agent and then he rented it.

The other seller complained about the wire frame sign and asked to cancel the listing.  The house was on the market for about 18 months with two agent with their post signs.  They eventually sold it for about 70% of the original list.  This was back in 2006 when the market was falling. 

I do not believe that signs sell homes.  I do believe that sign calls sell homes.

Lisa that's a good point, some areas have restrictions on the size of your sign also.

Darin, I've been using the old metal signs for years. I do keep them in very good condition though and they actually glow in the dark!! It ain't the sign....it's the price.

I use nice white post signs, and think they just look classy. But they are so expensive!

Around here, there is only one company that uses the big post signs.  Most people use the metal signs - which is the way I will go when I order my signs tomorrow.

I have never used a post sign on any of my listings, although we have used some large 5' x 8' signs on ranch listings a few times.  The post signs are very rare here in Austin.

I agree that it's not the type of sign that matters as long as it looks clean, professional and is easy to read. If someone is interested in the property, would the sign really make or break their decision to call?

I use post signs where they are allowed for sale listings.  Not all neighborhoods allow them.  When it comes to rentals though they generally get the metal sign frames as there is such a slim margin that ordering the sign post installed isn't worth it.

It is very rare we see a post sign here, we are surprised those sellers cancelled the contract because of the sign.

We hire a sign company to come out and put wood posts into the ground. Some agents do use the wires, but honestly the ground is so hard here in Arizona , we don't want to have to even think of putting in our own post , be it wire or wood.
