I think in this time of Foreclosure setups, of faxing most offers, agents have gotten lazy.
Andy~ You would think they would hand deliver it! I used to live in Bucks County and the home prices there are still strong, aren't they?
I think that if I were to call a listing agent to get an appointment to present an offer, she/he would fall off their chair. LOL I should try it . . .
In my area (northern suburb of NYC) we talk on the phone and present the initial offer with the proper written offer along with the pre-approval following directly. I always want to either fax it to a private fax or email it.
When I first started (about 12 years ago), everything was verbal. Everyone did it that way. I think that a lot of agents still do it that way (the really old-timers), but I prefer to send with a really good cover letter.
I think that it all depends on the area's traditions.

I understand your frustration. However, I am located in California, and it is the norm to fax the offer to the listing agent (after calling them to let them know to expect it), along with a copy of the deposit check, and then the deposit check is retained and sent by the buyer to the title company upon acceptance of the offer. Guess it differs in every state and probably county! Generally, the listing office is only a block to 10 miles away, but this is how we do it...
Vickie, the market is still pretty good here in bucks. bucks as a whole is down 5% year over eyar but, where I am in Yardley, for instance, we''re UP 3.3% over last year. Buyer's can be selective and Seller's must be agressive but, properties are selling.
I did not mean to suggest that an appointment should be made, just let me know it's coming and drop it at the office. That's kinda easy.
Here in PA the Seller's company holds the deposit and it needs to get into the bank.
I understand wanting things to be easy but,- this just seems lazy to me.

I once had an offer on one of my listings that I didn't even know about. My broker failed to get it to me in a timely manner. It was the only offer I received on the property. It expired. However, I would of thought the agent would have followed up to make sure I got it.
Gosh I live in a very rural area of Georgia, where I am about 40 miles from the main metroplex and Hub my clients and I do most of my business with me via fax and email Overnight delievery works well with the EM checks here.
Things do differ from state to state. Hang in there!

Yes, the esxception that proves the rule. These folks are not 40 miles or even ten miles away.

People's inability to communicate or know when they need to communicate never ceases to amaze me.
Oh now we are so on the same page....I live in a town of less than 9000 people with all offices less than 10 miles apart. You are gonna love this. I am in the same parking lot with another office and the agent faxes me paperwork that she could walk across the parking lot. Now we are in the 21st century but is that any excuse to just "phone it in" GREAT POST.
