NEW HOMES IN STAFFORD COUNTY, VIRGINIA - READY FOR OCCUPANCY AND DRAMATICALLY REDUCED PRICING

Consumers in Northern Virginia are NOT willing to pay the price for resale homes.  Many buyers are no longer even considering buying a home in Stafford County due to the high prices for resales.  They are renting or renewing their lease.  New home builders in Stafford County are now leading the way to lower prices.

We toured new home sites this week and found many homes that are available "TO BE BUILT" or in inventory
for prices that have been reduced as much as 10% based on prices last summer.  100% FINANCING AVAILABLE.  Builders pay $10,000 for YOUR closing costs and upgrades.  New Homes in Stafford County Virginia are priced approximately 20% lower than Prince William County new home and about 50% lower than Fairfax County new homes.

New homes are a viable alternative to resales.  What we found that was most telling is the new homes in Stafford County are now priced LOWER than resales in the same location, same square feet and the buyer gets the new home warranty, a never lived in house and their own selections for flooring and other upgrades if the house isn't too far along.  Builders who have lots are still selling, still building, still offering incentives and STILL lowering prices.

Homes in Stafford County Homes like the one pictured are available with 30 day occupancy.  The only thing needed is a fully approved loan and buyers will be able to move into a wonderful new home in Stafford County with 3 to 4 bedrooms, 2 full baths and 1 half bath on the main level.  Full unfinished basement and 2 car garage is standard on these new homes.

These are established communities with major builders.  Incentives include $10,000 closing cost assistance.  Some builders have homes priced in the low $400,000s with finished basements, upgraded kitchens and baths.

This is a wonderful opportunity to benefit from the slow real estate in Stafford County sales.  Our Stafford County agents know the builders and are ready to show you these opportunities in home buying.

The home pictured is available for under $400,000 and is ready for occupancy as soon as the loan is approved and the flooring is selected and installed.

We are seeing our builders lower prices, pay closing costs and offer higher commissions - which in turn is bringing resales to a more realistic price.

Lenn that looks great. I knew you'd have a map that would make it clear where this place is. I'd love to know how you do the maps...do you have a mapmaker who does this for you? It is truly awesome.

Where I live there is almost no new construction nearby (we're in a valley with a bay on one side and mountains on the two others that narrow to a funnel at the bottom of the valley). What little there is of "new" is often in a bad location, up against a freeway or something similar.

These homes on the waterfront look gorgeous.

I love selling new homes! Some of the builders here offer as much as 7% commission. A year ago one was offering 10%. It's like selling multiple homes by the time you get your commission check! :)
