I don't know if you have this in your market but in South Florida we have something in some Municipalities, known as re-occupancy. In Miami Shores, North Miami, Hialeah, Miami Springs and other ares we have to get a form signed by the buyers notorized by the sellers and dropped off to building and zoning office. They than set up an appointment to come out and look at the property. They are making sure that if it is zoned single family that there is one kitchen in the home.
The charges are anywhere from $75.00 to $150.00 for the re-occupancy certificate. You have to have it to close on the property. Everyone has there hand out in the transaction. I think it is getting out of hand. If you represent a seller you better know if you need a re-occupancy certificate. Otherwise the closing could be delayed up to, two weeks in some areas. Does anyone else have this in there market?
