Certificate of Re-Occupancy

I don't know if you have this in your market but in South Florida we have something in some Municipalities, known as re-occupancy. In Miami Shores, North Miami, Hialeah, Miami Springs and other ares we have to get a form signed by the buyers notorized by the sellers and dropped off to building and zoning office. They than set up an appointment to come out and look at the property. They are making sure that if it is zoned single family that there is one kitchen in the home.

The charges are anywhere from $75.00 to $150.00 for the re-occupancy certificate. You have to have it to close on the property. Everyone has there hand out in the transaction. I think it is getting out of hand. If you represent a seller you better know if you need a re-occupancy certificate. Otherwise the closing could be delayed up to, two weeks in some areas. Does anyone else have this in there market?

In the late 1980's while I was working as a real estate agent on the Jersey shore, there were some towns that required this as well, though it was called a Certificate of Occupancy (CO), not re-occupancy.  I agree, it seems like too many people have their hand out in the transaction, making it more unaffordable to purchase a home with each added cost.

As you well know Bob, I have had to go through 2 inspections for re-Occupancy in the last 2 years and in one of them I had to have someone rip out a small kitchen that had been built in the garage.

Hello,

I am working on closing of the property located for Florida states kindly advice us which and city requires Certificate of Re-Occupancy. Since few city needs Certificate of Use and Certificate of Re-Occupancy we are in bit confusion in obtaining the certiifcate.

Kindly advice me which and all city require Certificate of Re-Occupancy and Certificate of Use
