Look for information about other factors than just the selling price of homes comparable to the one you may want to buy. Take time to look at the other homes that have sold in the neighborhood you and your family are going to buy a home in. What kind of condition is the outside of the home in, what about the yard ?

 

 

 

 

 

How do they compare

 

 

 

 

 

 

 

 

 

 

 

 

 

 

What do you see

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Does the home you and your family want to buy appear to be in better condition than the other homes?

Look way beyond the size and number of rooms in the home. This information can make a big difference in just how much you are willing to offer the seller's.

 

 

 

 

 

 

Offer to buy

 

 

 

 

 

 

Also think about any extras the home you are looking at may have. Does the home have an addition that may include a expanded kitchen may be another bathroom ?

 

 

 

Is there a pool or does it have an extra large garage ?

 

 

 

 

Is the landscaping a part of its charm to you and your family?

 

 

 

 

 

 

Expanded living space of a home can influence the final price. Be careful not to be talked in to overestimate cosmetic additions, such as a swimming pool or that beautiful yard. That swimming pool in the back yard may be a deciding factor for you and your family. Remember pools are a lot of hard work to keep up. The pool could also be a big disadvantage if and when you may try to sell the home later. Just because a pool cost $40,000 does not add $40,000 to the value of a home.

Hi Dale,    You are right about cosmetic things that give a home appeal.  They do not always carry the same value as square footage just like the pool example you gave.

Dale, Pools are expensive.  I have one in a rental that I used to live in myself.  My pool guy is $85.00 per month and he charges extra for every little thing he can.  It costs me around $1600.00 year for up-keep.

Ricki - Just way to many folk's think a pool will help a home go up in price. But these with the way costs are, they don't really do that.

Jane - That they are. You also have so many rules that go along with having a pool now a days, that take the cost of having one now it just ain't funny.

Good info, Dale!  One thing I always ask my clients who are looking for property with a pool is:  "Are you aware of the maintenance required on a pool...and the cost of it?"  It isn't just a hole in the ground with a bunch of water in it!

Folk's just sometimes see all the extras of a home they want to buy, make it worth a whole lot more money than it really is.

You'll have to wait for a bit. I need to wait to write about it after we close on the home. Right now it looks like it'll be in Nov.

Dale - This has been a great information blog; especially the outside cost that people sometimes don't take into consideration, pool service, lawn service, homeowner association fees. I think sometimes people just think for the moment and not long term. Hidden fee service can certainly add up over the years.

A good Real Estate Agent, should help their First Time Home Buyers to understand these things. Just like a good Real Estate Agent, will go out of their way to Negotiate to get them the very best price for the home. Even if that means the Agent will not make as big of a commission from the sale of the home to their cilent's.

Dale - If I were buying a home today I would interview the person that would be representing me and would look out for my welfare. If they conduct the project in a good way everyone would be a "winner".

Dale - I think we both commented on a blog that Trey wrote recently where he gave up a listing to reach out and help a home owner stay in his  home by encouraging him to contac the lender which in turned worked out a deal where he could stay in his home. Just needed a little help until he started his new job.

These banks really don't want these homes back and if people really want to remain in the home they be able to find a way. The realtor can also help. Trey really outdid himself on that one. He's a good man.
