The Markket For Downtown Vancouver Condos

Most of the condos in downtown Vancouver can be found around Vancouver City Centre, Coal Harbour, False Creek South, False Creek North/Yaletown and Vancouver Westend. Currently, there are around 1,535 condos listed for sale in the above mentioned neighborhoods.

More than 50% of these condos are under 5 years old. 532 units, or one-third of these condos are under 2 years old!

For buyers who prefer to live in downtown Vancouver, they have to research the market and find the homes that meet their requirements. Teh smaller studio condos may sell from $200,000 to the larger waterfront new condos at Coal Harbour selling at prices over $3.0 million.

Generally, condo prices are higher in downtown Vancouver. There are also many condos that are not much higher than condos in adjoining municipalities like Richmond and Burnaby.

Example: Some great deals are available at Spectrum  - an award winning project by renounced Vancouver Developer, Concord Pacific. You can find a 1 bedroom condo at the Spectrum Towers for under $300,000. There are a good selection of condos warying in sizes from 483 sq ft studios to the larger 958 sq ft 2 bedroom + den condos. The 1 + den  condos may vary in sizes from 624 to 684 sq ft.

Smaller condos at Spectrium Towers are priced from  $280,000. You can buy a larger 1 bedroom + den condo at Spectrum from $305,000 to $325,000.

No doubt Vancouver is a beutiful world-clase City. Unfortunately, we are far behind in developing the city into a world-class tourist destination.  It is a far cry from any European cities and other popular destinations in Europe.

Oh James I don't agree - I travel a lot - and I have a lot of visitors and they're typically WOWED by Vancouver.....- it really is a matter of perspective isn't it?  :-)

We wish the City can do a better job in improving the neighborhoods around Gastown and Chinatown. It is an esperience of a different kind if a visitor is taking a walk from Gastown to Chinatown. If they by-pass Gastown, and use Hastings or Pender, the sights may be better. The trouble is Gastown is normally the destination for tourists before they visit Chinatown.

Vancouver is not so walkable and lack side-street cafes, eateries with patios, hanging baskets planted with flowers, etc. We only have Robson St, Denman St. and Granville Island that are interesting places for tourists to visit. Personally, I think we can do a better to improve Downtown Vancouver.

You have some good points.....and yet I've never seen it that way - I'm overwhelmed by the beautiful scenery - the mts the ocean......the parks......(yes gastown and that hastings area is horrible and has gotten much worse over the years).........But the North Shore......UBC ........endowment lands.........jericho beach, kits.......so many areas that are breathtaking!

Liz, you are right tha there are a many beautiful places in Vancouver and BC for visitors and tourists to visit. There are some progress made around the old Wordwoods area, Beatty St, Abbot St, Keefer St close to GM Place.
