Ok there was more to it than the 1-800 call capture system. It was actually two of my systems. The first one was my Talking House System. After taking the listing, while still at the home I recorded my Talking House system with the information on the house and said for more information and open house times please call 1-800...

I didn't even leave the house when my PDA went off. I looked outside and there was this investor calling. I then had his information and I called him back. I went through my script that I had written for myself and then said. "How about you come in, I'm inside right now!" He was amazed and walked in and said, "I'll take it!"

Had I not had the 1-800 system, I would have never known he was out there. The investor was also impressed with the system and has already signed to re-list the property with me once it is fixed up all because he thought the 1-800 system was the key to getting the sale.

The investor said, "Had you not called me, I wouldn't have called you directly or even wanted to see the inside of the property. You captured my information with your 1-800 service and you called me with in 30 seconds of me calling your system, if you had not called me, you wouldn't had sold this property to me. You have a system that works and I want working for me."

What I mean by gone down, I mean response to my ads.  The system is fine. Have you notice a severe drop off in response to call capture ads in newspapers and my sign riders. I used to get 160 - 200 responses a month and now about 30.  It is very odd.

I don't put the price on my flyers and in my ads, I leave something important our such as address. I am still geting lots of calls. I would say 100-150, but only about 2-3 that I count as qualified prospects after talking to them.
