In today's market and even in yesterdays market a sellers inspection can help sell the house. Have you ever had a home that you were about to close on only to have the deal fall apart after a home inspection was done because of surprise defects that the seller was not aware of. How about having a client that wantedto list his home at a price range his neighbors home sold for but they have not done the necessary upkeep.
A sellers inspection can help eliminate unexpected surprises while at the same time educating the seller and the sellers agent. Of course it is a double edge sword, because once a defect is found by the inspector the parties have an obligation and in most states a legal obligation to disclose the defects to any potential buyer. However, having said that the seller now is in control of what to repair, the cost of repairs, how much to repair and who shall do the repairs. The surprise element is practically eliminated. Notice I said practically eliminated, as an inspection is just a picture of what is going on with the home at a particular point in time. The seller and the sellers agent can now price the home not only based upon the market value but also based upon the true conditiion of the home or discount the home to take into account which repairs will not be done.
So the next time your selling a home or your an agent looking at working with a client, think about doing a sellers inspection and help eleminate surprises.
