Home Sellers since January 2007 in Toledo, and Lucas County Ohio there has been about 3 times as many houses listed for sale than have sold!  This probably isn't a newsflash to you, but the pendulum has swung back toward the buyer's side at the negotiating table.

Sellers, if you really want to move your home in this market, here are a few things I would suggest:

  1. Price your home correctly from the start!  If your home has been on the market, have a new appraisal or comparative market analysis done to see what others are selling for now.  Forget what your neighbor got for his house 2 years ago, that market is over! 
  2. Sweat the details ahead of time!
  3. Start at the curb and ask yourself, if I was looking to purchase, would I consider buying this place?  Is the yard manicured, the landscape trimmed with fresh mulch, is there clutter in the yard, driveway, or garage?
  4. Inside everything must be clean & fresh!  Make sure your kitchen and bathrooms are impeccably clean.  Paint where necessary.  De-clutter closets, and basemets.  Consider, renting a storage unit.  Take down excessive amounts of pictures on walls and refrigerators.
  5. Make it pleasant to the nose!  If you have pets, consider finding them different living arrangements.  Shampoo or remove old carpet that has "Ole Rover's" accidents on it!
  6. Clean windows and mirrors also scrub fingerprints on entry doors where the kids come in and out!
  7. Wipe down dust from your furnace, hot water tank and their ductwork.  You'd be surprised how much newer it looks!  Change the furnace filters as well. 

Understand that in this market your home has one change to make a good first impression.  If you miss out on this opportunity, there is plenty of other competition for qualified buyers to choose from.  You must give buyers a compelling reason to choose yours. 

People search for homes for particular reasons, whether proximity to work, babysitters, yard size or whatever.  Something prompted the buyer to choose yours to look at.  Don't give them a reason, not to come back a second time!

Good points -- Some agents find it helpful to show the seller their "competition".  This often is a good wakeup call -- It is difficult for them to argue with what they see with their own eyes!

I agree with Keith, why would sellers listen to a professional?

I showed a home last year where they replaced the carpet and moved the dog. Problem was, they did not clean the floor underneath to remove the odor. smelled terribly of urine.

If I smell the litter box or wet dog odor, I tell the owners, "If I can smell it, I can't sell it!"

The only way to price it right in this neighborhood is to be the lowest and offer out the most compensation to the buyers agent, and even then......it still might take a while to get a contract.

Something to add to the list.  Go in a home that has small children in diapers.....parents do not smell the odor that infuses the air!!!  As bad if not worse than a litter box.  Sellers need to be aware of the offensiveness and go to great lengths to do away with the left overs at all times!

Great advice Rick.  I love that you remembered the windows and mirrors.  This is something that definitely effects how buyers "see" the house.

I had the real deal Packos dog yesterday at opening day for the Toledo Mudhens!  There is a Packos at the Park here in Toledo!  

Maybe we should have that Active Rain gathering here!!

I just ate, maybe I will be having a hotdog tonight to barbecue, but i am sure it wont match up to the real deal...cool Mudhens game, my wife went to Kent State, but I doubt she ever went to Packos!
