Showing feedback tip

As our careers get busier and busier it is mored difficult to call for feedback and give feedback. Yes we should all obtain feedback for our clients, but sometimes it slips through the cracks.  Instead of complaining about how agents do not give feedback. Lets search for better ways to give and receive it.

At a recent CRS Sell-bration panel discussion I heard about a website called www.showingfeedback.com.  No one really explained the system but they kept mentioning it in their discussions.  When I returned home I did a little research and decided to try this system out after all it was FREE.  I did a test pilot on one of my listings, telling my seller what I was trying to do.  Within hours we had responses.  I could not believe it and my client was thrilled.  I then set all of my sellers up on the system. Wow what a immediate impact it has had on my business.  My assistant loves it!!  Feedback is no longer a issue (90% return), I don't have to take the time to call my client with any feedback we receive because my sellers have the ability to read everything the buyers agent and the buyer said about their home as soon as it posted.  The other side of this has been that price reductions are a lot easier to achieve when  your client gets to see everything the buyer is saying instead of you telling them what the buyer said.  This is the single best thing I have done so far in 2007. Finally, something free for an real-estate  agent that has value. I have shared this with several long time agents who are in my office and they are surprised with the results they are having.  If any of you have more feedback ideas, let me know.  It is an important part of our business.

Hey, this looks great!!!  I was going to set up a feedback form type thing on our website but couldn't figure out how to do it without making it a LOT of work.  I'm going to look into this!

I looked at this briefly and it does look good.  The Broker I am with has showbook, but most times the showing agents do not provide feedback, so I personally would like something I have more controll over.

So how can we give it to you for free?

Well, because there are two versions: a free version and a paid version. Both have the exact same features, functionality and benefits. It’s just that the free version has “sponsored ads” on the completed survey “thank you” page.

With the free version, when an agent completes a survey and clicks the “submit survey” button a “thank you” page will appear. On that page, to the right of your “thank you” message, will be a small space for sponsored ads. You’ve seen them before on sites like Google, Yahoo or Gmail.

Most of the time these small ads don’t get much attention, but advertisers will pay for that space. And the revenue from these “sponsored ads” will offset our costs and enable us to give you the service free.

Now if for some reason you don’t like these small ads appearing on your thank you pages, you can get the paid for version for only $9.95 per month, billed to a credit card.

Make sense?

Free…it has ads.

The paid version…no ads.

Thanks for mentioning it.  In my own case I hate calls from agents for feedback but am happy to give it through email.  I send feedback before I am aksed only to have the agent phone me any way becuase he or she does not check email. :(

I've not heard of this program, but will definately check it out.  My broker offers an automatic feedback system for the agents.  However, one agent in my office uses www.homefeedback.com because he can customize the questions that are asked to be more specific to the property.  This is especially nice when there are things mentioned to the seller that need corrected, it just reinforces the statement.

I use HomeFeedback.com as well. The interface and reports seem a little more sophisticated than the other tool. I enjoy customizing the questions for each property and they definitely help sell a listing.

I recently showed a listing of another agent.  We put in an offer and have it in escrow. Her feed back program keeps sending me requests for feedback daily.  Has anyone run into this problem with any of the programs mentioned?  I would like to start using a program like this, but do not want to irritate anyone.

I use this. My assistant would spend HOURS trying to get feedback. Now it's apiece of cake. I have not run into the problem that Randy mentioned. Usually it gives up after like 3 days of requests with no reply. Randy, you might want to have the other agent check the system. Maybe they have it set to send 30 emails. Yikes that would be annoying.

Yes, in our market, most of the large real estate companies have updraded to sending automated e-mails requesting feedback.  I do like it, because I can answer the survey at my convenience.  The old way of agents calling and asking for feedback frequently interrupted what I was doing.  I know that agents want to know what prospects thought, but often they would call when I wasn't even finished showing properties with that client.  I do 'love' getting feedback calls from agents, after I completed their e-mail survey.  I wonder how often they even check their e-mail.

we use an appointment call center that as agents make appointments part of the criteria they must give is an email address.  An automatic email feedback form is sent tot he agent after showing up to 3 times.

Have you ever had your seller get upset by negative responses.  I have a peer who used this system and he told me that he had a seller get really mad after seeing what some people were saying about his house.

I personally hate feedback calls and emails.  I might show 20 homes on a weekend. If I take 5 minutes talking or responding to each email that's 100 minutes.  In that same time I can read and make comments to 20 posts here.  Also like Matt just mentioined, most people really don't want to hear what I have to say.  If their home is in great shape, they'll already know it.  If it's in bad condition, they don't need me to be the bad guy telling them what they should do.

This is a great way to get feedback, But like Teresa mentioned, do not send an auto email and call my cell phone to ask for feedback. One or the other.

Thank you for the response.  I will look into it.  I would like to send it once and not pester them further if they do not want to respond.  I am afraid to cause a situation where agents avoid my listings because of the hassle.

One of the agents in our office uses this and I like it. The only thing I worry about is the negative comments that may offend the sellers. I would be interested in revisiting this after people have more experience with this.

The showing company that I use (CSS) has a similar system (I think, I have not investigated ShowingFeedback). I dont have much luck with feedback - or constructive feedback for that matter. What is different between these two? What on ShowingFeedback makes the showing agents want to leave feedbacks?

I've used Showing Feedback for some time. It's useful for sellers but I'm not sure about the claim that it helps you sell homes faster and for more money. I've yet to run across feedback that can do it, unless that feedback comes in the form of a submitted offer.

Recently I've been turning the traditional form of feedback on its ear a bit. As I tell the sellers, no one knows their home better than they do. And as their agent, I make it my job to know as much about their home as I can. The chances of any prospect or agent coming in and telling us something we don't already know is in the slim-to-none range.

So rather than soliciting feedback that's of little use ("my buyer didn't like the split floor plan" ... "Okay, I'll call a contractor and have that bedroom moved for you") my "feedback" requests come down to one question: what can we do on our end to help your buyer make a decision so we can put something together so you, Mr. Buyers' Agent, and I can both get paid.

Explained that to a prospective client at a listing presentation this morning. An hour later, the listing was mine.

One little caveat with this or any feedback system be sure to ask your seller if they REALLY want all the feedback.

I'll admit it. I'm terrible with feedback.  I let me listings know that they will only hear back from showings that want a second showing. Some hate that and some love it.

I've tried the little feedback programs and found they were a waste of time and money.

As a buyer's agent I love the automated feedback systems. I can respond at my convenience (no interruptions while I am out showing properties) and I think I can be more thoughtful and truthful when you are typing it in an not speaking to someone who may try to convince you that your impressions or your clients impressions are wrong about the property.

I too have checked out the automated feedback system. I think its important to remember not everyone wants to do everything in the virtual world and not every seller is net savvy. Many sellers want you to call them weekly, just to know your property is on their mind. If the human connection is lost its much easier to cut you lose when it comes time for the listing to expire.

We were using Showing Feedback but it suddenly quit sending out the email requests for feedback and when we contacted them the tech support was useless. We have since switched to another feedback program that costs us around 4.00 per month but at least it is working correctly and when we have a problem they can solve it.

Julie: Our showing service is Centralized Showing Service and they provide this functionality for us. The buyers agent is emailed up to 4x requesting feedback. I usually experience about a 70% feedback response rate from the buyer's agent. The sellers also have access to feedback. It works great the sellers have access to information that otherwise they would have to wait for me to call and tell them at the end of the week.

In Sacramento, we already have a free showing service connected to our MLS. When I take a listing, I register the lockbox with Supra, giving it an address. Then every time I have a showing, Supra sends me an e-mail, telling me who accessed the lockbox, what time they entered, and it gives me their contact information, including an e-mail address.

This lets me e-mail select agents on select properties. Like one other poster mentioned, most of the time, you already know whether the pricing is on target and the condition of the property. But for some, the showing feedback can be very useful, not to mention, at least if you're passing on bad comments to the seller, you're just the messenger. Sensitive delivery can keep you from getting shot, too. :)

What I hate are all the phone calls. I try to be helpful, but the truth is after you look at 10 or 20 homes, they all start to look alike. It's best if an agent calls me on the same day. By the second day, I don't remember any details.

I showed a lot of homes this past weekend and I recd emails and telephone calls from agents for feedback . I was wondering how it could be easy to give feedback and thought of printing a feedback form and taking with me to appointments and leaving it there after the showing. It is easier because we remember the house . I would not leave negative remarks , but I could mention if there is interest or not.

With ShowingFeedback, many of our clients didn't like the advertising.  However, for newer agents looking to automate and streamline - this is a great, free tool!  We have been recommending Homefeedback.com for almost 4 years! Our clients really love the features!  Some use it exclusively to track feedback while others have their virtual assistants make one phone call and then follow up with Homefeedback emails!

Hi Matthew: I apologize that I wasn't clear. I don't use Supra's program for asking for feedback. It's kinda wonky and weird. Especially on a Mac. I use it to notify me of showings. Then I pluck the e-mail address off the notification and shoot out a fast e-mail to the agent, asking my pertinent questions, which vary from home to home. I ask them to just click "reply," and I ask only one or two questions. Lots of agents don't really use e-mail, you know. So I try to keep it as easy as possible.

Sounds like worht investigating....I will.

The feedback game for me is 85% worthless.....my latest listing of 10 days has had 15 showings...3 had any feedback of use...the others were Agents not wanting to be called on the carpet for not giving....a cath 22 for me anyway......not sure if a better method makes the result any more worthwhile.

It's a great site. We had feedback cards designed that we leave after a showing. It provides fresh feedback, saves us time later when we can't remember the home.

Try www.ProAgentSolutions.com their system is FULLY AUTOMATED with Supra and Risco Lockboxes.  It will import your showings in for you and email everyone involved.
