Homeowner that is sweating it out

This is the third different market I've experienced and it's probably the toughest one I've seen in my almost 13 yr career in Real Estate.

Some sellers are very nervous and then there are some sellers who wish to ride out the storm and wait for their price and then there are the sellers who can't sell so they just don't care what happens.

One of the biggest challenges that we... as Realtors® are experiencing right now is the pressure we're facing if we list a home for sale and no matter what we do ....it just won't sell. 

Obviously with the way our current economy is now.....there are many consumers who are reluctant to purchase anything... let a lone a new home. With all the banks suddenly going out of business ...there are very few options for people looking to get a loan. most of the deals I am currently doing are on the lower end of price and most of them are cash deals. I've also been able to do more and more rental deals. I have plenty of inventory. Some of my listings are short sales and the rest are priced within a realistic range but even though the activity is average to sporadic...most of them haven't had offers in months and that is hard to swallow for me and for my sellers.

My clients and I are just sweating it out right now.

You can only do so much advertising and you certainly can't put a gun to their heads when the inventory levels are so saturated that buyers are looking at every listing that fits their criteria....so there's a lot to show before they make a decision.

Recently we had a fair offer on a condo we have listed on the inter-coastal and it's not a short sale...as a matter of fact ...the seller doesn't even have a mortgage and is now living in another property but when the seller countered.....the buyer walked. Should the seller have taken the initial offer? I guess it depends on whether or not they were motivated enough to sell.....they weren't

My clients know that I have their best interest at heart and they still have faith that things will loosen up eventually...but I also know that I have clients right now that have been on the market a very long time and they are eventually going to lose patience. There aren't many solutions other than watching the market and letting them know whats going on a monthly basis. Repositioning their home in the market place is still a very critical thing. I always advise them that if they can price it within the market instead of being out side of the market they won't be so far behind and catch up if they take longer to sell.

Just remember that consumers think that Realtors® are professionals and have the knowledge at what we do but they can't expect us to stand outside naked with a for sale sign on our butt and make a buyer make an offer.

We need to revisit this in about 6 months when the smoke clears.

The markets will go up and down and into their own phases of weirdness - hopefully we can stay in communication with our sellers and buyers and be able to help guide them into the perfect home for them :)  ... while all the time remaining in our professional composure and not "freaking out" to them about how the conditions are !!

Of course the title really grabbed me because I feel the same way! 

We work hard to get our sellers on every internet site available, pay for ads, hold opens, finally get a price adjustment to merit an offer and some of them are still silly enough to want to play games!

Everyone thinks the beer truck is going to break down in front of their yards ! 

What we are unable to impress upon our sellers is that they do not own unique properties!  No one is doing the chicken dance for a home like they used to; those buyers are few and far between.  Everyone of us has a story about the first offer that got away,THAT IS HIGHER THAN OUR CURRENT ASKING PRICE. 

Go figure?!

I think any of us who have been in this business [Real Estate or Mortgage] can and will agree with your sentiments. I've been in both real estate and mortgage for 30 years and this cycle is the MOST extreme and bizarre that I've seen. The only thing that comes close to this is when "values" were increasing every 30 seconds- just a few years ago. That time was insane too- people were waiting in lines to overpay for property! NOBODY knew this was coming.

What goes up ~ must come down.

Neal,I'm back. Very good post. Yes, it's affecting us all in the same manner. I've had sellers pooey me and say I did nothing for them. Only a couple but it does make me feel so guilty. I have doubled my advertising dollars and exposure and I'm still getting less than before.

I feel bad for them. At the same time I feel bad for us. I'm putting a good 30% back into advertising instead of the standard 15% and it's still declining. I've made several sales that the lenders simply wouldn't let go of their money for. It seems there are more and more brick walls every day.

I simply have faith that we (the strong, stubborn ones) will make it through this. I'm certainly going to try and I admire your fortitude and persistence too.

Great post.  I think the smoke will clear.  I dont know if it would be 6 months I am banking on a little longer.  The point here is to be the professional as you state and help those understand increased time lines they may be in with selling their home and swallowing price adjustments to this market and so on...

Neal - loved the title, and of course that caught lots of attention. The sign would too, but not likely a buyer, at least not for the house.

As we know in a sellers market we don't have to do much and a home will sell, in this market no matter what we do a house may not sell. Even if priced well there are many factors arguing against a sale, although you get the price down far enough it will go, if a seller is able to take that route.

Neal - You can price the property correctly and it still doesn't sell.  Sometimes there are no buyers in the market.  What is the correct price when there is simply no demand?  Nada, zip, bupkis??

Buyers are in a prime position- the rules of negotiating have changed dramatically.  There is little batting the offer over the net. A Corporate relocation "expert negotiator" learned this the hard way...playing hardball in a soft market just won't hit one out of the park!

Even those homes, condo's priced right are not selling. I have had very few showings on my listings the last 2 weeks, up until that point the fall market was trucking along. Keeping our sellers up to date is even more critical at this point.

Dave Ramsey said to get rid of the mousetrap and move on to Sellers, quit holding out for the cheese.

Neal, It is tuff out there. My inventory right now is very low because I have become even pickier on which homes I'll list. Surprisingly September was my best month since November of 2005!!! Houses are selling in Poinciana but the price has to be dirt cheap. Unfortunately very few sellers can price that low.

You put into words what I've been thinking. At some point there isn't anything else we can do. We can't twist the arms of buyers and force them to buy. Our advertising has the home showcased every which way possible. It's very frustrating when it doesn't work.

I just wish people would not be so scared to buy.  The deals are great.  If someone qualifies for a loan, has a steady career, then they should be taking full advatange of the situation.  The current market is like the blue light special in isle five at Kmart right now!

As a  long time home stager, I keep thinking, hey!!!  Why don't I just  stage the house and then sell it. ( priced for the market,  great marketing, fab photos and all that stuff).

Unfortunately this is a cycle that repeats every 15-20 years. second and third generation home builders will tell you the housing market took a hit in the seventies, late eighties and now. Weather it out and save for 2025!!!

I had a similar situation happen to me with my sellers. We received an offer and were afraid to counter, because we didn't want them to walk away. I simply called the agent and asked her how serious her buyers were? That trough her off and gave me a lot of info. We ended up selling it to them.

 I hear a lot of agents advising their buyers on writing an offer and see what happens. If they counter we will walk... In your situation it sounds like the buyers were not serious.

Hey it is a weird market but you gotta do what you gotta do. If your houses are priced right they will sell in any market. Price is King and we know it. I recently had an open house and paid to have the hooter girls there, a lot of brokers showed up, I really think it was worth it. At Christmas last year I had a chior sing carols at three open houses and this year e are gearing up to do 21 open houses during the day on Friday and Saturday for halloween including candy.

Yes....is the answer....sort of.

You are actually on to something.  Though there are some butts out there that may do the trick, I am not so sure the HOA will be too happy.  But the idea of being obnoxious to make your listing stand out is real.  It is times like these that gets us to be more creative than in good markets. 

So instead of a butt, I did hire a guy to stand out in front of the development and hold and twirl and open house sign that I had made that in the shape of a hand with a finger pointing (the pointer finger).  It works wonders on getting substantially more people to a house or houses.  We had 13 people at an open house on Sunday doing this.  Just an old idea used by apartments for years......

So your butt comment is a bit more realistic than you may think.

I was on the board as vice president for 7 yrs and so I think by alienating anything to get homes sold instead of leaving them abandoned and vacant is not the answer to making a neighborhood rebound.

LOL.  Sorry can't help it I tend to find more to laugh about when things get tough.  We have had an agent where a short white dress and angel wings stand on the street with a sign offering heavenly deals... TG this is not Vegas or I'd have wondered what was being sold.  But, (no pun intended) it got potential buyers to stop in and look and that my friend is the name of the game.

PS: Good titles tend to bring in the readers, the content gets the comments and you're right on.

A good title and good content picks up consumer interest...hopefully some will understand we want to help them but we can't if they don't value our opinions. I'm sure there are some that would disagree with me but that's ok.

Obviously there are tons of good deals out there now, but the mortgage mess keeps many buyers either not qualifying or then just taking their time before deciding. Or looking for the deal of the century that won't materialize.

Neal - Great post and I agree with everything except for the part about standing outside naked with a for sale sign on your butt not working. 

I actually recently made it part of my standard marketing plan and find it works very well.

That is one of the best titles I've ever seen...but the content is RIGHT ON! We can only do what we can do...the rest is not in our control. Convincing the sellers of that is a whole other story. GBU, Neal!!

I am finding more and more sellers that I'm having to give a choice to. Choice one, be realistic and if we get an offer within 10% of asking price to take it or option two, sign this termination agreement because it just isn't going to sell unless you are willing to work with buyers that have the money to buy.
