I got 2 new leads from Social Networking on Facebook!!

I just got my first two real estate leads in the same week!! I've been using Facebook, Twitter, MySpace, LinkedIn, Plaxo and many others for quite a while. One easy way to use social networking is to update your status frequently.  Twitter updates are based on the question: "What are you doing?"  I frequently what am i doing?update any real estate activity I'm participating in including: showing properties, writing contracts, closings, etc.  It takes a little while to remember to do this, but it can give you results.  It shows my sphere and contacts that I'm out there working despite the public opinion that real estate market is dead.

It actually became quite cumbersome to update all these different pages UNTIL....I was introduced to http://ping.fm.  I previously wrote about this, click here, to read it. Pinging gives you one dashboard and you can choose which networks you want to update automatically.  You go to one website, type in what you want pinged and it sends it to them.  You can ping status updates, blogs, whatever you want.  It makes keeping these up-to-date a snap!  You can also ping from your smart phone at http://m/ping.fm. It's FREE so take advantage of it.

Since I was introduced to pinging, I'm getting more comments on my status notification.  On Saturday, I got an email on Facebook from someone from church that asked, "We been thinking about moving. What do you know about Crowfield Plantation?  Do you think you can come over to our house in Coosaw Creek and tell us what we need to do to get our house ready to sell?"

On Monday, I got a call from one of my old high school classmates that I'm connected with on Facebook. She said, "I can't believe I didn't think of you before, but my sister has been trying to sell her house for several months now with no luck.  I see that you are quite busy. Would you be interested in talking to her about helping her sell her house?" Well.....YES!!! I'd love to and (p.s. I'll forgive you for not thinking of me sooner).  So it does work!! Get out there and starting pinging.

That's awesome, Michele! I read your ping blog last week and it is great to see that continually updating your activity in the real estate world has helped some people come off the sidelines and get some quality real estate advice. I, too, see the benefit of staying on top on the market, reading all that I can, looking at all the local stats, etc.. so you can become known as the local economist of choice. Forget what the news is telling you, in neighborhoods around the country, homes are selling and people are making money/great investments in real estate!

Keep posting and staying busy- it will be the resilient that really thrive when we shift back up!

We have also been using social networking to market our business, and it has been quite successful so far. Twitter and Facebook are the sites that give us the highest return for the 10-15 minutes each day we spend there. I encourage everyone to give it a try.

Excellent!  I have to learn more about these systems.  It just seems time consuming to update myself on all of the possible networks and I don't know where to find the time.  Thanks for updating me on another good one which may help manage it... (and congrats on the leads!)

Melissa-It's easy and you'll benefit from them a lot. You need to add lots of real estate contacts to your facebook page, twitter, etc.  Then you can start pinging your updates.  You can do it all from your phone too! Let me know if you have questions and I can walk you through it.

Thanks for the Facebook update. I've been on several networks for awhile and was wondering about its effectiveness, so it's nice to hear that it works. I love ping.fm, but I found that Jott misinterpreted what I said.

I love ping too!!  I haven't tried Jott and don't think it would work for me because I talk too fast and know it will probably misinterpret what I say also.  Thanks for stopping by!

"I see that you are quite busy." Love the idea of documenting your real estate day through social media. It's a great way for the public to see just how much there is to being a real estate agent. I've heard about Ping before but never implemented it. Thanks for the reminder!

John-No one else is documenting real estate business through facebook in my sphere, but it's so effective!

Sandy-If you learn ping, you don't necessarily have to learn all the others because you can do much of it from ping.

Too many social networking sites out there. So I am members like Naymz.com and Jott.com and I dont even use them. I use twitter and facebook but I havent gotten anything yet. I am definitely going to check Ping out. And check me out on twitter DCHomesforsale. Thanks for sharing.
