Looks great - as stagers we focus on the inside and its easy to forget that curb appeal drives sales by getting people IN the door! Make sure to update the MLS with the after photos - it makes the home much more cared for.

You are so right.  Trimming the bushes can make such a difference.

My neighbor hates the way his bushes are being trimmed.  They won't need it until next year,  I think, and would like to be prepared for it.

Unfortunately, most of the listings I take care of are for banks that just want the bare minimum done.... atleast they are better than some of them that won't do anything at all :-\

Patty- Thank you. Yes even something as small as just a hedge trimming to make the look of the landscape neat and clean can really change the feel a home gives off. Plants and lawns that are not cared for can give the impression that the interior is also uncared for and in need of repair, where a well cared for lawn and landscape sends the feeling that alot of time and care has been taken to keep this home looking great not only inside but outside as well.

Tracy- Thank you. If you can't bring them into the house you'll never bring them into a closing. While the interior is important to getting to that closing table they will never see it if they just drive past because of poor curb appeal.

Thomas- So true. If the realtor can't get them IN the home because of poor curb appeal, your work as an interior stager can go unnoticed, which is the only time staging is a waste of time or money. We need to get home buyers inside so they can see those beautiful interiors and the realtors and mortgage brokers can get them to the closing table! :-D

You are exactly right about the appeal of the yard going a long way. Sometimes I think I overlook the yard unless it is horrible.  In your examples the yards were nice before but were VERY nice after the trim.  WOW!  I won't forget this great example.

Vicki- Like you said on your main profile page.... Small changes CAN make a difference ;-). Yeah alot of people do over look the yard when it isn't really bad, kind of the well its ok, nothing major needed approach. Unfortunately overlooking the yard even when only minor things are needed can delay getting a home sold, as although they may be minor things to us, to a homebuyer it could be big enough to keep driving past. Think like a buyer... If they let even the minor things ouside go uncared for, have they done anything inside either??

Knowing that your down in TX depending on the types of grasses (I know bermuda is one type that does not respond to the striper very well) in your area the results may by nature not be the same even if I personally came down w/ my equipment and mowed down there because different types of grasses respond differently to the striping unit (which helps make it look a little fancier w/ the bold lines)..... but the bushes would be great ;-)

I refuse to turn up the heat.  The people in my house can just freeze to death for all I care.  They have roasted me to death all summer and now it's payback time. *LOL*  This place is all electric and SOMEONE has already been turning on the heat in the morning. What it's like 55 degrees out and 63 inside. WTF? All the heat rises to my bedroom and I have to turn on the A/C.  P*sses me off.

NJ- Yeah, it actually hooks into your existing heat ducts to heat the home instead of a gas furnace. The one I want actually heats up your hot water to so you save money on the gas bill for the water heater too lol.

NJ- Yeah they are somewhat new. I am sure it is alot like the ones you used back in WA.... just a little more technology into them as they can be controlled by a thermostat, and have a blower just like a normal furnace to spread the heat through your homes duct work to heat the entire home (without having to have all the room doors open lol). Also like I said the one I want to get has a feature where the water runs through coils that get heated to heat your water for bathing, cooking, etc. which is nice for people like me who have gas water heaters also.

Some in WA have their water heaters hooked up to the wood system. We heated a 3000 square foot home with wood.  Sure was a b*tch cutting all that wood!!!!!!

Cynthia- Thank you. And your so right, if the yard isn't looking good, many will assume the interior is the same way, so no matter how nice the interior is they will never see it as they have already moved on to the next one. A beautiful yard gets buyers inside plain and simple :-D

Raylene- Don't quote me on this but I have heard that Bermuda (type of grass) does good in those warm climates like TX... only problem is if memory serves me correct it does require a bit of water.... :-\.... but basically I can get any kind of grass to grow really good up here as long as it gets the water it needs LOL
