MetroBrokersTV: Hello and welcome to Metro Brokers TV. I am Scott Shields, Communications and Marketing Director for Metro Brokers. I am joined in the studio today with Rob McClure of McClure & Associates. Rob, thanks for coming down and joining us today.

Rob McClure: Thank you.

MetroBrokersTV: So, before we get started on the whole thing, let us get a little background. I heard that you have been with Metro Brokers for how long?

Rob McClure: I have been with them since I have been in real estate since 1987.

MetroBrokersTV: So, it was no other company. It was strictly Metro Brokers.

Rob McClure: Strictly Metro Brokers. I went under another Metro Brokers for a few years and when he moved to Parker, I stayed out west and opened my own office.

MetroBrokersTV: So, the fact that it was the independent, allowing you to do your own thing that really drew you to Metro Brokers.

Rob McClure: That and they had a big presence in the industry. I mean if you went down the street, you saw as many Metro Brokers signs as you saw anybody.

MetroBrokersTV: What has that Metro Brokers brand done for your business?

Rob McClure: Well, I think it has given us credibility in the market place. If we were going out for a listing or something or we are dealing with a buyer, I think that the Metro Broker sign and everything gives us credibility. People believe that we are in the marketplace. We are not a fly by night and we are doing certain amount of business. We make our living off selling real estate. We don't work at Wal-Mart for so many hours a day and then sell real estate on the weekends.

MetroBrokersTV: Now that we know that you are die hardcore Metro Broker, you just received couple of awards from the Denver Board of Realtors. Am I correct?

Rob McClure: Correct.

MetroBrokersTV: Can you tell us about those awards that you received?

Rob McClure: We were #1 for number of sales in the Denver market with the Denver Board board of Realtors Roundtable of Excellence. My son and I, we did 241 sales in 2007.

MetroBrokersTV: That is incredible.

Rob McClure: In 2008, we will do more. We are on a role... we are above that right now in the first half of the year.

MetroBrokersTV: Already? You have already topped what you have already done last year?

Rob McClure: Correct. Correct.

MetroBrokersTV: Wow. Wow.

Rob McClure: So...

MetroBrokersTV: And what do you attribute to that? What is helping you to be so successful?

Rob McClure: Well, we have a little niche. We do REOs. We sell bank owned properties and so, our office currently is in Jefferson County which is a fairly strong market. Most of the properties that we are finding are in Arapahoe County, Adams County, and Denver County, but as you well know, the Denver market has been #1 for probably four, the last five years for the number of foreclosures in the nation. So, that is kind of where our niche is right now, which is why we have so many properties.

MetroBrokersTV: So, to deal with all these listings, is there a tool or guidance or is there something out there that is helping you handle a sale [phonetic] on top of all this?

Rob McClure: Well, probably the MLS, the multi list. We would be... we would have to hire 10, 20 more people just to do the BPOs, basically the market analysis on these properties. We get so many properties in and we have to pull up so much information on it. It would be impossible if we went back to the old book and had to look through the book to find the properties to come up with comparables.

MetroBrokersTV: I don't think people want that book to come back. So, they definitely like MLS.

Rob McClure: No. No. No. It made great for fire, for fire starting.

MetroBrokersTV: Well, do you have any advice out there for people that are wanting to get in, working with the REOs[phonetic].

Rob McClure: You know if there is one thing and I don't know that it is with asset managers or banks or whoever, but communication is probably the, what will make you successful in this industry and the people that are very successful, if you really quiz them, they are going to tell you that it is their communication with their clients that has made them successful.
