Is there a such thing as too many clients

I'm a new agent and have worked hard to get my name out there in the real estate world. I have a number of clients that are only approved for $150,000.00 (first time buyers). My dileema is that in this price range there is only a certain number of DECENT properties. Now I have 2 of them wanting to make a mad dash for the same property.

WOW some agents don't have a client at all, I have 2 looking for the purchase of the same property. I have tried to show each them to another property that is not as nice but is definitely a wonderful deal for even less money. 

Just my luck one of my first deals and it has to be so complicated.........

That is a tough place to be in. Have them both write the best offer that they can.

If you're going to work with first time buyers, you might decide to team up with someone since you'd likely be in this situation again.

In that form:  They are not Buyers - They are Dreamers and Wanna-Haves.  Restructure the people.

I have allot of buyers and find it easier to have them sign a representing more than one buyer contract.

That is truly a tough spot to be in.  Was the property on the market for long or was it a fresh one? It is funny to me how often it is that a property will be on the market for a while, then all at once a couple of people suddenly want it.  Good luck and I hope it works out well for all invlolved.
