BUYER HESITATION??

How do you present the thought of moving foward in todays market to your clients??

I have noticed so much hesitation over the last month with my buyers. At first, I thought it was only me educating my buyers, but then I have noticed other agents are experiencing the same hesitation with their clients. Not too many buyers are making the move to write an offer.

Many of my listings have had 2nd showings with co-op agents, but no offers. I am also showing homes and buyers have decided on specific properties, but are not making the final step. The buyers are preapproved and I can believe that other agents wouldn't take a buyer back to a property 2 or 3 times without a preapproval.

What is it going to take to ease the minds of buyers to go ahead and move foward?

Does this mean the market is going to OPEN UP all at once?

Every time the buyers stcik there heads up some body hits them with a hammer. Like that carnival game. This month the hammer is the bail out. Next month it will be the election. The housing market is not even the issue any more its the economy

I do think that there are many buyers out there that are afraid to make a move right now, but are looking just in case they find a deal too good to pass up.

Tell, them if they wait too long that they will catch the market on it's way back up and then they will have missed the best deals!!!

The value is there in our market here in Florida however I am seeing more and more buyers moving to our area renting to see if prices are going to be dropping and waiting to see what lenders are going to do. The smart money is buying but there is a great hesitation with all the factors in the market. Since I am a buyers agent the good news is that when the buyers and planning to buy I know where they are and I keep in touch with them on market conditions every week. Hold in there they we be back.

Many in my market have been seeing this hesitation thing all year.  If you've only had it going on for a month I might say you're doing ok!

Some people are not buyers at all they are watchers. They are watching the market. Try not to invest too much time and money in these folks although like Donald said stay in touch they just may fall off the fence one day.

If the consumer understood they can buy at prices lower than the last 3 years and get a fixed rate mortgage to pay back the loan at the lowest rate in years and pay with devalued dollars. If they understood this is the best buy in years and they will be sitting pretty as the market recovers they would be buying. I have said this before the ones "waiting for the bottom" will have the properties everyone else passed on to choose from. Wait for a great deal and buy the bottom of the -I love this house -Barrel.

I think buyers are very concerned.  Also, many homes in my area are still overpriced when they come on the market.  Buyers are hesitant to put in an offer.  I will sometimes call the agent and let them know the buyer is interested, but I can't find any comps to come close to supporting the price -- I get responses like "well, that is what the seller WANTS!"  So, we just have to wait until the seller faces reality.
