In September of 2008 there were 5 homes that closed within the month for Hopkinton Massachusetts. This is a decrease of 10 units as there were 15 homes that closed in September of 2007.

The Average list price for the homes that closed in Hopkinton for September of 2007 was $605,369

The Average list price for the homes that closed in Hopkinton for September of 2008 was $365,360

The Average sale price for the homes that closed in Hopkinton for September of 2007 was $590,321

The Average sale price for the homes that closed in Hopkinton for September of 2008 was $351,200

The Average Market time for the homes that closed in Hopkinton in September of 2007 was 96 days.

The Average Market time for the homes that closed in Hopkinton September of 2008 was 217 days.

 

4 homes went under agreement in Hopkinton Massachusetts in the month of September. The average list price of the homes that went under agreement was $792,950. The average time on the market for these Hopkinton homes were 118 days.

In Hopkinton MA for the period of January to September of 2007 there were 153 properties sold.

In Hopkinton MA for the period of January to September 2008 there were 102 properties sold.

In Hopkinton MA for the period of January to September in 2007 the average list price was $643,627 the average sale price was $621,787 and the average market time was 134 days.

In Hopkinton MA for the period of January to September in 2008 the average list price was $589,860 the average sale price was $568,158 and the average time on the market was 136 days.

In comparing year over year longer term data for Hopkinton Massachusetts, it appears that there is still a downward trend in the average sale price for homes.  The average days on the market has remained fairly stable for the same period in Hopkinton Massachusetts. The amount of sales is down quite a bit year over year.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.

Interesting numbers from Aug. to Sept. that seems like a huge difference. Your overall numbers from 2007 and 2008 look like about a 9% differential if I'm reading it correctly?

Bill - The Hopkinton Real Estate market looks much like ours. Sales and volume are down all over. It is a great time for the consumer to purchase, for interest rates are still low. Looks like they can pick up some bargains.

Sandra - It is hard to say whether or not it is a good time to purchase. I personally think we have not hit bottom. Of course if you are buying and selling in this market then it does not make a lot of difference.

Lynda - Thanks it has been a lot of hard work. I work a lot more hours than I ever have. The internet has become a great source for business. I do come up all over the internet which is terrific. Of course it is even better for my seller clients when their homes are being found all over the place online.
