Are you a potential investor, renter or homeowner who would like to buy a property but, just don't know whether to jump off the fence and into the pool of homebuyers right now?  Well, if so, let me give you my take on this 'crisis' that we're in...


The news is updated hourly (at least) regarding our current financial 'crisis' which truly does affect everyone!  Don't be fooled into thinking that you are immune from this crisis--you don't work for a financial institution, you own your home and are comfortably making the mortgage payment or you own your home outright, or you're a renter with no worries in the world!  Doesn't matter--you're affected whether you know it or not!


financial woesFirst and foremost, whatever the government's solution to the problem, we're going to wind up paying for it via income taxes in some way, shape or form.  But, think about this:   Homeowners who have determined that they've lost so much value in their homes have decided just to hand the keys over to the banks and walk away.  They don't care about their credit scores, they don't care that their ability to obtain credit for the next 7 years is GONE, and they don't care a thing about paying their property taxes.


firementeachersSo, what do their property taxes pay?  They pay for our firemen, policemen, and teachers.  They pay for the beautification of our city and the sidewalks on which we walk, the roads which we drive; they pay for our parks where our children play.  And, they pay for projects which have been developed to give Charlotte a 'world class' rating.  


now IS the time to buy!Are you on the fence?  If so, here's how you can benefit from this crisis and, in turn, help our economy:
  


 If you're a homeowner/investor with 25% equity in your primary residence or a renter and with good credit, and a low debt to income ratio, why NOT get off that fence?  Interest rates remain at 40-year lows and our current inventory of homes has never been better, nor have prices been this good!  Why not find a tenant for your current residence or your new home purchase and have them pay your mortgage for you until this crisis is over?  Remember that you're going to want to hold the property for two years to avoid capital gains and believe me, there are renters to be found out there!  If you're a renter (again, with good credit), there has never been a better time for you to buy!  Why are you paying your landlords mortgage for him/her?  Why not pay your own mortgage?



Grow the economy, one home at a time.With your purchase, you'll be helping the economy with each mortgage payment and by covering the taxes on the property. It's just like voting--you can't take the position that your vote, being only ONE, doesn't count--because it DOES!  Your one investment property or new home purchase, collectively with others who are now going to be fence jumpers too, will start the process of our economic relief!  

Why not separate yourself from the 'panic' and be part of the solution?

Sharon:  Thank you so much!  You like that?!  I have been complaining for over a week now that we, in Charlotte, needed to stay away from the gas pumps because we were being 'part of the problem' (the gas shortage problem).  So, I thouht the little 'panic' spin (which my hubby said!) would be appropriate for this nationwide issue.

Debe - As wobbly as the economy is this remains an incredible time to buy for a good many buyers.  Sellers are motivated, prices have come down, with money and a steady job, loans are still available.  What's not to love about that scenario.

Debe, this is an excellent post and should have been featured! in Austin Texas there are so many people on the fence waiting to see "what happens next" and its slowing our otherwise fairly stable market. It will take awhile but the demand will return(at least here)!

Thanks Brad!  I don't think you're wrong this time either!  I had a Closing this week--with WACHOVIA!  Go figure?!  What in the world were they thinking?  Loaning money in this market!  I've not had ONE client turned down either.  The media has helped us tremedously, hasn't it?!  Thanks for reading this one--I really appreciate it.

Hi Cheryl!  Thank you!  Yes, I was right in the middle of the Wachovia thing!  Bloomberg News interviewed me on Wednesday regarding the Wachovia crisis and the impact on the real estate market in Charlotte.  Of course, I told them that I was always able to find that silver lining and that these executives who were threatened to lose jobs lived in high-end, fast-selling areas--EVEN in our current economic situation! 

I also had listing appointments all day today with folks trying to make a quick move and get their homes up and running!  After chatting with a couple of my favorite lenders, they too, are encouraging.  Again, imagine that?! 

I just wish the media would STOP THE MADNESS and help the US get back on its feet!

Okay, I'll get off my soapbox now!
