Recently an agent put a property on the market that she had purchased. It was an investment type property-- a duplex that needed to rehabbed but the price was right. She was offering the property of 8,900.00! The only problem was that to show the property you had to go to the office to get the keys! Thats right the keys were at the office.

  That would not normally be a major obstacle but the office was 35 miles from the property! Would you make a 140 trip to show one property that was on the market for 8,900.00?

 I think that this was her way of getting both sides of the transaction which she was able to do.

 What kind of things have you run into that make it hard to show properties?

It does not sound like there was enough money involved in commissions to cover the cost of gas - let alone your time and effort!

The properties that are listed that the seller will only allow access after you write an offer that they accept conditional to viewing is another really frustrating scenario as well.  Any time that I have had a buyer interested in looking at one of those properties as soon as they find out that they have to write an offer they automatically say no to the property no matter how great it is.

Any chance the price was a typo, or an "intentional" mistake to shoot to the top of the Realtor dot com search order? For sure, not every home on the market is really "for sale"...

How about the properties that are occupied by renters? Ya know the ones that are really ticked off because they don't want to have to move.  Now they want at least 24-hours notice before anyone shows the property and when an agent calls to make the appointment for showing the tenants either refuse the appointd time or just don't answer the phone.  The property is listed for 30 days prior to the tenants moving out and then they want to take a few extra days and there is nothing you can do.  As we all now, the most activity you will get on a house is probably within the first two weeks of it being listed.  Needless to say, when they left the house was trashed, the seller has had to put a lot of extra money into it and it has been on the market for almost 3 months now. The bad thing is its the perfect price in the right neighborhood, but the intrest has died down.  Any ideas?  Sorry James, my frustrations came out here and then they just ran away from me...

Patrick no it was not an error in pricing she closed last week. The error on her part was that she got in over her head on a rehab and could not do it. She did manage to handle both sides of the transaction but she was offering a full 3% co-op!

I listed an EXPIRED recently whose previous agent required that, yes, the keys to the home had to be picked up at her office...A 30 minute drive!  By the time you pick up the keys and have to drop them back off, how much time and effort have you wasted??? 

Difficult tenants are another story.  Or how about the tenants who'll allow you to show the place but keep the home so filthy it's one step away from condemnation? 

Then there's the homeowners who insist on being present when the house is being shown so they can follow the agent and customers around and point out the obvious..."YES, and this is the kitchen....these Bessler stairs lead to the ATTIC...this is a TWO CAR garage!" 

LOL, ok, I'll stop now... :)

 Antoinette I currently have a 370k listing that is occupied by tenants they keep 3 small horses or large dogs I am not sure which in the basement and it smells like a zoo. Try to get a good offer on something like that!

I am showing one like this on Tuesday - they need a 24 hour notice and no key at property - I called on Friday and still do not have my appointment which I need for Tuesday at 8:30 a.m. and to make this even more frustrating the listing agent is in our office.

Although I am very sorry for the frustration you must be experiencing, I do have to admit I burst out laughing at the "3 small horses or large dogs I am not sure which..." comment!!!

Agree with Anoinette.....ANYTHING with tenants is tough to show. I've got one listed now and we can show it monday-friday between 4-7 pm...that's it! Yea, good luck.

 Also, James, you should definitely consider going by commissioner.
