If you are planning to sell your home in Baltimore County soon it is important to know that you MUST PRICE IT RIGHT TO SELL IT FAST!  In order to price your home correctly, you must first understand what is going on in the current real estate market.  The Baltimore County housing market is similar to the stock market and is fueled by the same principals of supply and demand.  When demand for Baltimore County Real Estate is HIGH and the supply is LOW, you have what we had 5-6 years ago (during the boom), a STRONG SELLERS MARKET!  In a strong home sellers market a seller was able to put their home in the MLS system and get several strong competing contracts within hours and it was not uncommon for buyers to offer more than the listed price, waive inspections, and even waive appraisals.  However, when demand is LOW for Baltimore County Real Estate and the supply is HIGH, you have what we have right now, a STRONG BUYERS MARKET!  In a strong buyers market a buyer is able to put in offers less than the listing price, ask for all of the inspections and appraisals, and even ask for a sellers contribution.  It is not uncommon for a seller to also fix EVERYTHING that is an issue in the home inspection report.  Since we are currently experiencing a STRONG BUYERS MARKET, you absolutely have to PRICE YOUR HOME RIGHT FROM DAY ONE!

 

How SHOULD YOU Determine Your Listing Price?

 

You Should CONTACT A LOCAL TOP PRODUCING REAL ESTATE AGENT IN BALTIMORE COUNTY who knows your homes area.  The agent you select should be able to pull comparable properties from their MLS database and provide you with the most current information to help you with your price.  You want to select the homes that are the MOST COMPARABLE to your own and as CLOSE IN PROXIMITY to your own.  Generally you only want to consider comparable properties that have SOLD within the last 180 days.  However, in the current volatile market you may only want to consider the last 90-120 days.  It is MOST IMPORTANT to consider the SOLD properties before you even start looking at the Active Properties as the SOLD properties are what an appraiser is going to use since they have actually SOLD!  When looking at the comparable SOLD properties there are several things you want to consider:

 

How Many Finished Square Feet did the home have?

Was the basement finished?

How many Bedrooms and Bathrooms did the home have?

What Kind of Updates have been done RECENTLY?

How Much did it Actually SELL for?

Was there any Seller Contribution or Closing Help?

What Percentage of the original list price did they get?

How long was it Listed as Active on the Market?
