Isla Del Sol, St. Pete
It is shocking what the prices in Isla Del Sol have done this year. I just pulled the Comps on a typical condo in the Isla Del Sol area. 2 bedrooms 2 bath unit around 900 sf in Isla Del Sol and went back to May this year. The average price per sf. Is $230. Unbelievable, the prices were in a free fall the last couple of month. I do not know if you have ever been to St. Petersburg, Isla del Sol, but it is an awesome community, right on the Golf course sounded by water, very close to Fort de Soto and maybe I mile to St. Pete beach. Once you come to Isla del Sol, you feel like you are on a permanent vacation, lots of Palm tress, beautiful view onto Boca Ciega bay, tropical landscaping, incredible sunsets and on goes the list. If you just need a small unit or a second home, you have to check out Isla Del Sol first.
It truly is one of our most beautiful areas and I can not believe the prices right now.
This is the time to make a deal in real estate.

Wow - that is amazing. I had a client whom's condo I sold in Isla 2 years ago. He still brings it up and is second guessing if he "really got a good price". We sold his 2/2 890 sq ft for 365,000 within 6 months in an absolute dead market. Wait until I'll show him those numbers. Maybe that will convince him.
