Getting Depressed In A Depressed Market

I recently was talking to another realtor who has only been in real estate for about 3 years. He asked me "How you not get depressed when you list properties or take buyers out and nothing happens". He further asked don't you feel bad when a customer takes the property you have work on selling for 6 months to another realtor. At first I didn't know how to answer because the truth of the matter is I do get depressed and sometimes feel I am not doing a great job. But, I see day after day that one property moves from one realtor to another, and then in 6 months to another. So, it's not me it's the market.

I can't blame a seller to want to try another agent if the property doesn't sell. They feel we may not be doing our job and perhaps someone else will do a better job. We know that this is not the case; most of us in a depressed market area are doing all the right things to sell a listing. Most sellers forget that we don't make any money unless the property sells. And, most of us spend money advertising the property and when the seller moves on it is our money that is lost. It is a part of the job.

In the late 1980's into the early 90's we were in the same market and when the market came back those that survived it were the top people in the game. We need to get past this problem and we will all be better off. It is understandable to get depressed everyone does, but you need to get past it and you will better off in the end. The real estate market is a market that runs in a cycle. It will start up in the next year and I believe that the worst is behind us. What are you thoughts are you a survivor?

I have been in Florida since 1979 and have seen more ups and downs than on a roller coaster. I have never seen anything this bad!! Now that I am in Credit Repair, I have to work hard not to feel bad. I make sure when I leave the office I do not take anything home with me. While Credit Restoration Consultations is helping the consumer, listening to the sad stories can really get to me. I walk out the door and leave the sadness in the office.

yes, I am a survivor (25 years) ...As a realtor and business coach, I think we have to stay focused on what is really important: developing a personal relationship with our clients, taking a hard examination of our business model, listening to our instincts, and understanding and accepting that this issue is not going away anytime soon, and (unlike past bumps) only the really strong will survive this time around.

Relationships sometime get strained and the seller doesn't know how to get out of the problem. But you are right a good relationship is a good start.

Robert,

I love that last paragraph.  We can, however, thive in down markets if we're willing to innovate and change.  I believe, as you stated, that the ones that can do well and are still around when the market turns around will be well poised to make immense profit.  We will be the experienced ones when everyone else is running in and trying to catch up.

I'm glad to hear it's not just me.  I do get depressed and start thinking of what I did wrong.  It only makes me work harder, though, to compensate.  Despite all the doom and gloom, I have 3 transactions closing this week, and 20 active listings.  I suppose I could be doing much worse.  Listening to those around me, I consider myself rather fortunate.

Surviving any situation depends on your internal make-up and attitude.  I started selling real estate in the early 1980's when the market was horrible and survived out of sheer determination and desire to succeed.  You have to "make lemonade out of lemons".

Robert, I am certainly a survivor. I don't get depressed about the current market at all. It is what it is....difficult. It will pass but I truly don't believe the worse is behind us. I think 2009 is going to be much worse. I hope I'm wrong.

I hope you are wrong, too, Bryant, but I tend to feel as you do. Been licensed since 1997, missed the last big dip in the market, but just keep plugging along. Eventually it WILL pass, and I plan to still be here!
