The bank is motivated.

I was doing a brokers price opinion on a property today. I was reading the comments on a comp to help compare the comp to the subject property. The comp was bank owned. At the bottom mixed in with the boilerplate REO remarks was the following: "The bank is motivated but not stupid".

sounds like a remark the asset manager wanted known to all...ha ha ha

Send me an email if you want sound information on how to get your offer accepted by the banks in today's market...

Laughing in Chicago! However, there are investors that bring in some really low ball offers and it appears the straw got broken. It happens ... but still humerous in an off the beaten path way.

It does sound as if it was added by direction of the asset managers, I have seen some offers that where downright insulting, but, I havealsoseen some of them get accepted, so waht else is an investor to do?

I love that, that is funny..that is what every listing would love to say... ;)

Matt, that is hilarious! I bet the banks get worn down with all the low ball and stupid offers.

Are we sure they are not stupid,,you know the saying about protesting too much. If they got a property back after a bad loan they were not too smart..

That's a good line. I end up with a lot of counter offers on some properties. I'm going to try that verbage on one of my listings and see what kind of response I get.
