Everyone knows that the way you live in your home and the way you sell your home are two very different things. When selling your home you must prepare it in a way that will showcase the HOUSE! In this photo you may find that the before picture is not so bad. In fact it is actually a great room...there was just one problem with it....

IT'S NOT THE DINING ROOM OR THE EAT IN KITCHEN....the sellers chose to place their dining room table in this room because they loved the EMPTY, SPACIOUS feel of having less furniture in their living room/dining room area! This room is actually their family room with an area for a breakfast bar....

  By taking the sectional from the living room and placing two stools by the breakfast bar, this room is now returned to it original purpose. We then placed their dining room table in it's proper place and brought down a couch and chair from their upstairs office and staged their living room area, making the two spaces cozier. This house sold in two weeks!

While the clients LOVED the changes we  made, they admitted they would never like living like this. Is was just against their sense of style. BUT....it appealed to buyers and that is all that matters when you are selling your house.

Staging is about letting go and turning your house into a product that a realtor can market. In this home the realtor was marketing the home as having a living room, dining room and FAMILY ROOM off the kitchen with a fireplace.

Phyllis ~ This is a great example of staging a home showing each room's original purpose.  Buyers want to see the possibilities, not how someone else made it work for them!

"Staging is about turning your house into a product the Realtor can market"  - Nicely stated Phyllis.  It may not be the way they choose to use the space, but how will the majority of the potential buyers use the space. 

I just finished a project in which 90% of the condo had wallpaper that was put up 19 years ago.  They still loved it and it was in excellent condition.  The kitchen for example had a very large floral pattern.  After removing it and painting I asked the seller what they thought.  He responded, "it is not our preference, but we see why it will appeal to more people and it is more neutral".  That's an example of clients who are serious about getting their property sold.  Sounds like yours were too.  Great transformation.

Great job but I was wondering a couple of things.  Is the wall painted lavender and what color are the doors?  I love colorful room and am so glad the house sold so quickly.  Thanks for sharing this, I thought it was very interesting.

Hey Vicki...the walls were white, not sure why they look lavendar on your image and the doors in the kitchen had a  fringed curtain on it in the same orange/red hues. It was really a great space and the colors were pretty consistent throughout the house which made it very cohesive.

right on Phyllis - making sure buyers know what the function and purpose of the rooms they're buying is is very important - what may work for YOU may not work for others. 

I sometimes move my farmhouse kitchen table to the family room for the holidays - I like it in front of the fireplace - but I move it back when the holidays are over - it works for us but I would never dream of selling it like that (although I have photos I will keep in a binder to let the buyers know how they can arrange their furniture should they ever want to change it up)

Amen, Phyllis!  Boy did you say a mouthful!  I often get a lot of resistance when I try to make changes in a house in order for it to show better and reflect a more neutral style.  The house referred to in your blog is living proof that a professional Stager really does know best!
