There is good news and bad news as the old saying goes. The good news is that income property does bring in good money. The bad side is dealing with the tenants. Now I will not give you my thoughts on the lending practices of today. I feel they will change shortly.

Most problems that investors encounter can be eliminated before they become problems. The most important and common sense is in the screening process. Do your work up front and you will save yourself a lot of time and trouble. One of my saying is “A sign of niceness is a sign of weakness”. I have been in the investment arena now entering 24 years take it from me.

In today market (here in the Greater New Orleans) there appears to be all sorts of investment property was can turn a positive cash flow each and every month. Here is a short list:

1.     Apartments

2.     Warehouses

3.     Office Buildings

4.     Single Family

5.     Multi units 2-4 range.

Most new investors want to start with a single family unit. I have owned my share of single family but only have one now a day in my inventory. Think about this, when the unit is empty there is no income coming in. With a multi unit one vacancy will not be as big of a deal.
