In September of 2008 there were 14 homes that closed within the month for Ashland MA. This is an increase of 6 units as there were 8 homes that closed in September of 2007.

The Average list price for the homes that closed in Ashland for September of 2007 was $473,494

The Average list price for the homes that closed in Ashland for September of 2008 was $333,693

The Average sale price for the homes that closed in Ashland for September of 2007 was $446,688

The Average sale price for the homes that closed in Ashland for September of 2008 was $319,186

The Average Market time for the homes that closed in Ashland in September of 2007 was 118 days.

The Average Market time for the homes that closed in Ashland September of 2008 was 115 days.

 

7 homes went under agreement in Ashland Massachusetts in the month of September. The average list price of the homes that went under agreement was $425,500. The average time on the market for these Ashland homes were 130 days.

In Ashland MA for the period of January to September of 2007 there were 103 properties sold.

In Ashland MA for the period of January to September 2008 there were 93 properties sold.

In Ashland MA for the period of January to September in 2007 the average list price was $459,529 the average sale price was $425,139 and the average market time was 125 days.

In Ashland MA for the period of January to September in 2008 the average list price was $425,139 the average sale price was $411,500 and the average time on the market was 115 days.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.

Now if I can only get the attorney to finish his job we might get the house on the market. This title problem is driving me to drink. I am a little frustrated and I have nothing to gain by all my efforts. What a mess.

Bill...  I am not familar with your market and how large it is in Ashland, but it sounds like a decent market. I guess it depends on how many realtors work in and around the Ashalnd area.

Jeff - Thanks for commenting on my Ashland Real Estate Market report. Ashland is a good town that is about twenty miles outside of Boston. There are way too many Realtors:) The poor market is certainly starting to consolidate the industry.
