It is very important for buyers to know that builder sales people are working for the best interest of the builder, not the buyer. When a buyer goes with out an agent to represent them, they have NO representation!

Did you know that you are not saving money by not using a Realtor with New Construction / Builder? Most buyers think they are getting a discount if they go directly with the builder but they might be shocked to learn that the Realtor commission is already structured into the complete package price of the home.

As a Real Estate Agent I am aware of addtional incentives and promotional pricing on existing inventory. I am working for you and the commission is coming directly from the builder!

I highly recommend an independent and licensed home inspector to insure your new home is being built to the current code.

Agreed! We've got a couple new condo projects within walking distance of our office...and people go into the sales center thinking they are getting a better deal without an agent. NOT.

Best one was running into one of my neighbors who told me, and I quote, "I don't need you. They have their own sales people that can help me." Make me laugh. She showed me what they quoted, and then I got her an additional $15K in upgrades.

Some people may not think we are professionals, but those of us that run a business, are professionals and we WILL help you!

EXACTLY! I once had a buyer who stopped by a new home community and was told that they don't discount their homes. She left and called me. We went back to the same community and negotiated a HUGE discount. I felt really great for her. GBU!

Good points Pippa. There are also many instances when other parties involved don't understand the commission structure. In your case it should be mentioned that a realtor can lose out on commission if he or she doesn't have the listing even if they represent and/or found the buyer in the first place. Use Pippa for Woodlands Texas real estate.
