Maggie Valley, NC closed 7 residential real estate sales in September 2008 (see details in chart below), and the average number of days it took to sell the 8 homes was 132. The number of homes on the market in Maggie Valley as of today (October 4) is 303 (highest number of homes on the market in Maggie Valley all year).

Absorption Rate.

The rate of sales in the present market, when considering today’s active listings (303), renders an approximate absorption rate of 42.6 months, or an inventory level that will take 42.6 months to sell at the present rate. A 6-month inventory is ‘normal.’  An inventory below the 6-month level is a “Seller’s Market.”  We have a roaring Buyer’s Market at the moment.

Susie, that absorption rate is staggering. Surely things will pick up and you are in the lullest of lulls right now. I can't imagine 7 closed sales with 303 on the market. That is incredible. Seven sales cannot support many agents to stay in business unless they are working surrounding areas too or having separate income streams on the side. I wish you and all the REALTORS around you the best.
