REAL ESTATE BROKERS AND AGENTS WORKING TOGETHER can lead to successful home sales and everyone wins.  The key is working with agents who know their business, know the area market, know the stock and are honest.  The below is an example of networking at it's best.

Bryant TutasREFERRALS SOMETIMES TAKE PATIENCE.  Some time ago I fell in love with a real estate broker, Bryant Tutas, known as Broker Bryant in Kissimmee, Florida.  Shhhhh, he's married to a fiesty lady who wears a sidearm and we don't want to upset her.  She's recuperating from emergency surgery.  I can't say the timing of the emergency surgery was helpful, but when you're working with experienced real estate folks who know how to handle an emergency, they get the job done. 

GOOD BUSINESS BEGINS WITH TRUST.  Several months ago, about a year ago in fact, Broker Bryant kindly responded to my request that we work together to seek referral business whereby I would seek home buyers relocating from MD and Northern Virginia to Central Florida.  It was a long shot, but shucks, life is an adventure and I thought it worth a shot with prices so low in Bryant's area, how could retiring buyers resist. Map Florida

WORKING TOGETHER IS WHAT MAKES IT WORK.  The idea was for me to add a few web pages to Homefinders.com and refer contacts to Bryant.  We were looking at a small market area, but then, once the initial few hours to develop the site, it would be self sustaining.  There isn't any out of pocket expense for me to add a page or two.  Of course we needed a Florida map.  Bryant contributed valuable content and we were on our way.  The site went live and was indexed and on page 1 in Google SERP in a couple of days.  Then, the web site went on autopilot.  A few calls and e-mails came in but were not worthwhile.

YOU NEVER KNOW WHERE A GOOD BUYER IS COMING FROM.  A few months ago, I received a contact from a lovely lady who was interested in buying a home in Central Florida.  I contacted Bryant and alerted him about the buyers.  Bryant took over from there and maintained a relationship with the buyers until they arrived to buy a home about 3 weeks ago.  Unfortunately, TLWs suffered a critical medical crisis the very morning the Bryant was due to show our buyers homes.  Can anything else go wrong this year???Allison Stewart

QUICK ACTION SAVED THE DAY.  Knowing that he wouldn't be able to leave TLW to show homes, he contacted an ActiveRain Goddess, Allison Stewart.  Allison went into action and took these lovely buyers by the hand.   

SUCCESS!!  Allison sold our buyers a home in a matter of hours and sent them back to England to wait for settlement.  Settlement went smoothly (cash buyers) this week and we have some happy buyers. 

TLW is back home where she belongs, agitating for chocolate brownies.  Broker Bryant is playing nurse and happy that things are right with the world.  Allison has the knowledge that she's a trooper and a good Buyer's Agent.  Lenn's happy because, after a year, the Florida web site has produced a good buyer and a good referral fee. 

I love it when a plan comes together!

I have been working web referrals for some time and it all comes down to this: you must be able to trust the agent getting the referral, first to do a good job, and second, to pay you.

Once you find a good one, it's money n the bank!

With all kidding aside...The timing on my body's part was just terrible. But like you said...We did it and we all did it quite well. It's so nice to know that there are folks who do play nice and get the job done regardless of the circumstances that get tossed into the mix.

As far as the Florida web site goes...I am thrilled that it's starting to take off. How could I not be? :)

Lenn - as you know working referrals is a two way street. I can not think of anyone that takes the time to do due diligence when speaking with prospects to a more thorough degree than you. Yes, it does take time and patience. It also takes agents on both ends understanding the absolute necessity to work the referrals completely. 

I will never be able to express my gratitude for your trusting me to handle some of your referrals. Yes, at some point we earn a living. It is nice to know that the fact that a buyer is a homeowner matters to all of us.

Bryant.  That's what I've been preaching for years.  I get a lot of flack from folks who want to "control their telephone traffic" and return calls at their convenience.  When I'm looking for a referral agent, I need for the phone to be answered.  Or, quick attention to e-mail.

It's fundamental.

Lenn,referrals are one of the most joyful perks of Active Rain. Up until I joined AR I was skeptical about referring people to agents I didn't know or trust. After getting to know so many wonderful Rainers here I would feel comfortable sending referrals to many places and Brokers.

I have been lucky enough to have had referrals sent my way due to bonding and friendships here and we were able to see a check from it! You couldn't go wrong with BB, TLW, or Allison! It sure makes our time here so very worth it.

Thank you for sharing this story with us. It just confirms the way I feel too.

I am extremely particular and demand to speak with anyone I refer to (we have to go through our relo dept.). Ken.  I've gotten several calls from AR members, but when I see an out of area phone number on caller ID, I think "relocating home buyers".

Karen.  I'll keep that in mind.  We never know about where or when a good referral comes along.

Sharon.  Relocation departments are a drain on agent's commissions, a bottleneck between referring and receiving agent, etc.  I like to refer to brokers for many reasons.  If I contact a broker or agent to make a referral, I see no reason why a relocation department has to be involved.  They simply stick their hand in the agent's pocket and take part of the commission.  That hurts everyone because the agent has less incentive to give that buyer full time and attention.  Why should they?

Kathy.  With responsible agents/brokers involved, the job will get done.

Alexsandra.  So do I.  It's my business.

Petra.  I shudder to think what could have happened.  But, if Bryant had no managed the situation and the buyers had called me, I'd have worked hard to get someone else to take over.  But, you never know who'll take a buyer on short notice.  Many agents won't even tour a buyer until. . . . . . .

Sally.  Isn't it the truth.  I've been watching that Central Florida market and it appeared to be a good spot to work since I knew so many good people there.  But, we never know what can happen as is evidenced by this case.

Joan.  You make a very good point.  We don't just know of good people.  We KNOW good people.

Kris.  You make a good point.  It's not easy to get an agent to come to the rescue as did Allison.  I know that, over the years, I've done it and I've learned that agents must be very knowledgeable about their market area to be able to work quickly to help a buyer on short (or no) notice.  Allison was able to sell these buyers because she knows her market.  Bryant was able to get them to him and hold on to them because he knows his market.  Market knowledge can't be understated.

Bryant did a fantastic job selecting and setting the appointments and even under intense personal  pressure focused on the business- I am very grateful he trusted me to step in in his absence. ( I am also greateful I always answer my phone!) and was given the opportunity to work with these lovely people. 

I felt I had an obligation to both Lenn and Broker Bryant  to be the best I could be (out of respect to them) and to give the buyers nothing less than 100%.  The end result was,  they got the home they loved, had additional days to relax and enjoy a bit of a vacation, buy their furniture and close all before returning home.  Everything else was done with timely follow up and prompt communication.

One of our coop brokers is in Florida (Destin). Straight up individual, we supply leads and he pays a referral. He has a 2.6M condo under contract, cash closing mid month. We have never personally met (but we will after this!). You just KNOW when you talk to some folks that they are genuine. Congrats to all involved...

Hi Lenn, I missed this blog when you initially posted it.  Just stopped by to see what you were up to after seeing tons of doom & gloom posts on the dashboard.  Boy am I glad to have stopped by here to read this!  What a great example of cooperation between brokers in a fashion that moves us forward rather than typing us back into old ways of doing things.  Thanks for sharing this success innovation & KUDOS to the Broker and Allison for some excellent work.

Way back when, I enjoyed reading your posts on e-Pro.

You were a class act then, and you haven't change. That is your MO.

I enjoy reading posts to AR, but I am not very interested in answering, as garnishing points is not my cup of tea.

Margaret.  Yes, the pros in Florida got the job done.  It was very interesting.  BTW, I keep reading about this "top 100 bloggers".  Which list????

Ronald.  Please refer to the ActiveRain guidelines about advertising yourself on another member's blog. 

Thanks for the kind words.  Posting, commenting and networking on ActiveRain is not about points.  You can always decline points.  If Bryant had not networked with us on ActiveRain by posting, commenting, etc., we would never have gotten to settlement for these buyers. 

Through ActiveRain, I got to know Bryant Tutas and to trust him.  Trust is a tremendous part of referring buyers or sellers. 

Simply asking for referrals doesn't work or shouldn't.  That's how the listing aggregators and referral companies work.  Bryant and I became a team by developing the web site presence and then, when the buyer responded, it all came together. 

If Bryant had never participated in writing or commenting, it would never have happened.

I do alot of refferalls and the key is always find the best agent for your clients persanality.  This allows them to be comfortable and buy.  If they are not comfortable they will go somewhere else!
