This short post can only serve to highlight the short sale market in Viera, Suntree and Rockledge Florida. The reason is simply there are lots of properties that are pre-foreclosure or short sales.

Here is a review of the short sale / third party approval required properties listed for sale in the Brevard County MLS system.

• 141 active listings in Viera, Suntree, Rockledge requiring lender approval
• Only 6 closed in September (With banks in turmoil the past couple of weeks this is probably not surprising!)
• 55 properties are under contract
• Prices range from $67,500 to $1.1 million dollars
• Most are under the $250,000 price
• Some are still overpriced!

A word of caution about short sales....They take time and flexibility. The lenders may very well have several offers on the table and you don't which, if any, they will accept.

If you are in the market for a home in Viera, Rockledge and Suntree, these short sales can improve your negotiation position...sellers must compete if they really want to sell!
