This Vancouver
Washington real estate market report is a simple matrix of the RMLS
North East-areas homes in the real estate data base, separated into
price ranges, and: Active, Pending and Sold categories, for the
historical month of September, 2008.
The Vancouver North East areas are east of Andresen and north of
Mill Plain. Of the Vancouver Washington real estate areas,
this set has the largest number of homes for sale.
With Summer coming to a close the month of September has
seen a slight decrease in listings (-68) and another increase in
homes going pending (10). This market is still in a bottoming
period, with all the appearances of a Buyer's Market, with savvy
buyers making offers on some excellent properties. In
September the bulk of the homes going Pending were in the prices
tiers below $300,000; while the activity is still much slower for
homes priced above $300,000.
For August year-to-date the RMLS data is showing the Average home
Selling Price for these Vancouver areas ranging from: $221,400 to
$277,000; and the Median Selling Price ranging from: $215,100 to
$265,000. The Clark County - wide Average Home Selling Price
is: $285,300; while the Median Selling Price is:
$247,000.
