Foreclosed home stripped???

For the past 2 weeks I have been working on a foreclosure. This home was in move in condition. Just needed a good cleaning. Ok, today my buyer calls. She drove past home and the front door was wide open??? So I advised her to close door and lock it. When she looked in home the lights fixtures were missing so she went in home. The kitchen sink was missing, toilet was missing and the list goes on.... I have never had this happen before. What do you do in this situation. We now have a fully executed contract?

I'm not surprised at the condition of the home.  I've done hundreds of preforeclosed short sales for real estate investors and vandalism is usually what happens when these homes sit unoccupied for any length of time.  I've had investors either back out of the deals when the properties were vandalized or they'd end up lowering the offer/purchase price considerably.  In the future, it may be useful to pay a nearby neighbor $20 or $30 dollars to keep a look out on the property or to have them report any noises or disturbances coming from the house right away to the police.  Just a thought.
