Your Real Estate Agent should run a CMA for you. ( Comparative Market Analysis )

The CMA should provide you with information about the homes that are being compared, like the square footage, the number of bedrooms and baths, the listing price and the selling price. Be sure that your Agent is only investigates the homes that are similar to the home you are wanting to buy. It does you no good to compar a three - bedroom, with two-bath home to your four-bedroom, with only one bath home selction is really of little value to you. A CMA that shows properties from a neighborhood four or five miles away is also of little value to you. Your CMA report should list the sales of similar homes in the immediate neighborhood of the home you want, within the last year. The more current the information is the more the CMA well be of help to you in determining the offer you should make on the home. It's really best to be looking at homes that have sold in the last few months in the neighborhood of the home you want to buy. The CMA is a really valuable piece of information to you because it's based on fact rather than on opinion. To really get the most out of the CMA report, you shoud really concentrate on what the homes sold for rather then the listing price. The listing price and the selling price are uselly very different from one another. By looking at the selling prices, you can avoid offering way too much for the home. After you have came up with your offer for the home, your Agent can also use the CMA to show the listing Agent why your offer is fair and withing the market price of the neighborhood.

From what I understand only Real Estate Agents that are represntatives of buyers have access to the CMA. So if you should be working with a sellers agent, your not going to be able to obtain this information. This is way it's recommended for Homebuyers to work with a Buyers Agent when looking to buy a home.

Well I'm truelly sorry to have to say there are some Agents out there that don't run a CMA for their Home Buying Clients. If Home Buying folk's, don't do their homework they just may not know about how this can really help them.

I've even thought about it myself; with our knowledge and unerstanding of the industry it would be helpful. I am always glad to see ya visit and comment on my little ol Blogging Homestead.

If I was to become a Realtor, I would be a Buyers Agent only. There is a real lack of Buyer Agents in these parts to help look out for Home Buyers. I have been thinking about doing that. Home Buyers really do need someone that will look out for them in this area.

Dale I am absolutely  sure you would be an excellent person to take care of the buyer. I believe most of the realtors do take care of the consumer; always a few that may not take their job serious. Keep us informed on the house hunting project.

Most Real Estate Agents are good at their job. The home we have a purchase contract on, is up in the air right now. Found a real major safety issue, thats way I did not let my Agent talk me in to doing the Inspection myself, and had another Home Inspector do the Inspection of the home. I suspected it was very dangerous to lots of folk's. There was 11 major items written up on the home. If I had written these things up the seller's and their listing Agent, would have just said I was just doing by best to make them lower the price of the home. I the seller's will fix the most major and dangerous item. I got an estimate on it being fixed $4,500.00. I am willing to take care of the other 10 items. A bank will not even give a loan on this home untill the one item is fixed. We told our lender about it.

Will right now it's up to the seller's. On this one. If they opp not to fix the one item. This item is not at all a question of being picky my friend. They will have to put it in the disclosure of the home. Thats how dangerous it is. It could hurt someone just walking or driving down the road. I do hope they will get it fixed. So we can buy the home. If not we do have two other homes, we like. One of them we know the owns of it, before they gave it up to the bank.
