Jim Crawford wrote a post that became quite viral. I received an email for Laurie Manny about the post.

This post is asking how the market is doing in your area and there are over 150 comments with most of them being about how bad things are. I wrote a comment that turned out to be more like a post. So I decided that with all the negative commentary that I should turn my comment into this post.market conditions real estate

Life is not what goes on around you but what goes on within you. We create our own circumstances. What you focus on expands. That is probably my most favorite saying. This does not mean to live without empathy or with blinders on but you don't have to internalize it all.

One of the comments on Jim's post was about an old timer agent who was looking through his MLS seeing how prices were plummeting, he was getting more and more depressed as he was studying these listings. It was just one afte another. He found nothing to be smiling about and soon left the office distrought.

Yet I can guarantee you that somewhere else someone in his market is making money and not dwelling on the downturn. The law of polarity must exist so you just need to choose which side of that polarity you want to live on.

We are Busy selling our listings. I have always for over 25 years lived with the slogen- The power is in the listing. We have almost 50 listings.You need to have at least 25 listings in a slower market in order to have sales and closings every month.

While most all the newer agents are bailing out of real estate, all of the core group of agents here in our market are still here and still selling. We hire buyers agents, hire VA assistants, and closers. We are getting ready to add on a listing manager.

We are getting a huge influx of cash buyers to our area.  All of our luxury listings are being shown and offers coming on them this week. One of them is a 1.7 million dollar listing, being sold for all cash. The other one listed at 1.2 million is getting an all cash offer. We have people cashing in their investments, taking their money out of their banks, leaving from the north, coming down here and buying real estate with their cash.

Almost all of our short sales get multiple offers and have had a few unintentional bidding wars! With all the supply, I was shocked that our listings get this action. The reason our listings get noticed is our online marketing. We ask each agent how did their client find out about our listing, 7 out of 10 say their clients saw it on the internet, then called their agent.

We are approaching season in Wellington. Equestrians will be heading down, snowbirds will be heading down and we anticipate a very busy season this winter. We have new Equestrian events, the political infighting among Equestrians is over and it is on to great Polo games and the Winter Equestrian Festival for jumpers and dressage.

I rarely watch TV and I read all the stories at this time from Think and Grow Rich, Napolean Hill. More millionaires were made during the great depression than at any other time until the dotcom boom. This is an incredible empowering focus to have. In every adversity there is an equal or greater benefit.

We don't spend our time studying the down turn, the negative MLS reports. We see the drop in values and say GOOD! More people can buy now. I look for what is selling and where and go after that market. We look for the open doors. There are areas of every market that are selling. Look for those, stop doing the same thing over and over again.

We hear the stories and then Nestor and I look at each other and realize how truly blessed we are. We focus on our blessings. We envision the success of our business. We visualize, meditate, focus on the positive, help others, serve our sellers and stay busy working on income producing activities.

I do believe that without the internet dominance that we have and without our expired marketing program  we would not have the level of business that we do have. We thank God every day for our blessings, give credit and honor him.

So put a smile on your face, look for the opportunity in your market and work that market, focus on the abundance with an attitude of gratitude, get your online dominance plan into action and you will thrive in this market.

Actually, the biggest problem in my market is that prices AREN'T dropping.  It's weird.  Listings have slowed to almost to a crawl...inventories are low....buyers are scarce - but prices are stubbornly high.   Everything is pretty much at a standstill - and has been for some time. With a few exceptions, what little that does sell is not that far off 2006-2007 highs.  Some foreclosures, but those are limited to distressed neighborhoods.  My biggest worry is that it will stay stagnant like that. If people don't need to sell - there will be no downward pressure on prices to bring in buyers. 

I will say this much, when the dam breaks - it will be very rewarding for those positioned to take advantage.  But making any money in the stand off that we have now is nearly impossible.  It's been like this for a couple of years.

If I saw some real price reductions - I would be pleased that there was FINALLY a buying opportunity in our market.  Right now everyone is trying to convince buyers to take advantage of interest rates - that and the fact that prices show no signs of tanking are the only reasons for buyers to jump off the fence.

You are so right.  I know agents who see all of the negatives going on with the liquidity issues that they "freeze" and come up with all the reasons why a buyer can't buy or a seller's house won't sell.  On the other hand, I watch the pros in our office and they keep on going forward as if nothing new has happened.  The latter know that people still need roofs over their heads and there will still be a need for homes for first time buyers as long as we keep on making "tricycle motors."

It's true that many market are very slow, but some individual agents and brokers are still selling.  I just closed a $1,100,000 home last Friday.  Our agents are closing a few each month. 

Slow?  Yes. 

Still selling?  Yes.

I'm having a great year.  I will admit that I am working harder on deals, especially the foreclosures, but as far as total sales for the year I am right on target with my business plan.  There are plenty of others in my area doing well too.  We can all look through the MLS and find agents who aren't doing well and neighborhoods that are racked with foreclosures and be upset. But we can also use it as a time to hone or skills and be ready for what comes next.  You are a perfect example of making the best of a downturned market.

I agree with everything you said. My buyers ARE buying....And, I'm selling the listings I do have (mainly because I know how to work with buyers). There is great opportunity in this time and what you focus on WILL become your reallity.

You are absolutely right!   I can't tell you how much doom and gloom I hear working at the RAPB, although it's getting better.  You are as busy as you are because of your positive attitude that I am convinced of.  Keep up the good work, the great posts and congratulations!

The truth is that many agents do not know or have forgotten that there is no such thing as an Up Market or a Down Market. There is just A Market.

To think about things as an up or down market would be like a prosecuting attourney dismayed over the fact that all of the clients walking through the door were only asking for defense work.

Debbie- What  I meant by Viral, is a techy term for spreading the word. Overnight I had at least 9 emails from different agents telling me to go to Jim's post and read all the comments to learn about the national market and what agents are experiencing. Then they asked in the emails to spread the word to more people, that is called Viral Marketing. This was NOT a bad word in this case.

The power of the Internet is amazing. If nothing else, it shows a great way to get your blog read by thousands and that is what we all want.

I coach agents to become VIRAL, so that is a good thing. Maybe I did not define the word enough in my post. For that, I am clarifying now.

Hi Katerina...I'm sure Jim was just fishing to see if it was just his market that was slowing, what with the bail out, the Presidential elections, a little uncertainty stopped people for a while. Our market slowed too so I did another open house last week, two offers came in from prospects through their Realtors, and the Subjects came off last Friday. $750,000 !!! Homes are selling, maybe take a different approach, Jim does a lot of web site marketing and maybe the people in Atlanta switched off looking for now, they'll come back.

Great Post, Being Posituve is the best thing again Fear...and Yes turn the TV off, go out and meet people, Open houses can work too, remember this is the only time the public comes to us! And Keep Blogging people are Watching you!

I think this post is a great morale booster.  I am starting my fourth year in the business and just as I was getting comfortable, confident and busy, the market began to turn.  Last year was my best year; this year, not the best.  But I am confident that the market is going to get better, as it always does, and I expect to keep on plugging away.  I have my days of discouragement, as we all do, but I try very hard to maintain a positive attitude. It not only affects my business but my personal life as well.  We need more posts like this one.  Thanks.

Katerina - You and Nestor are truly professional at what you do.  As a new agent it is not an easy time to get started in this business.  However, I don't think giving up and getting out is the answer.  It is a matter of figuring out how to do well in this market.  Focusing on what is wrong is not the way to do that.  The answer is to try new things and listen to people who are doing well, until you find your niche and it all comes together, because failure is NOT an option.

Great post and inspirational, at least for me.  We aren't seeing the price drop in the market but the buyers have disappeared completely.  I did an open house yesterday and not one person came throught.  This is very unusual for our area.  Staying positive is the only thing to do, at least for me!

I feel the same way, Katerina. Business is happening all around us. I don't understand the gloom and doom spewed by so many. Somebody is always selling and somebody is always buying. You simply align yourself with those people -- and those people are online -- and you'll do great. I'm referring out some business because my motto is simple: I don't take no crap. If a client starts to give me crap, I refer them to agents with nothing better to do than take the crap, because i don't have room for it in my life. I surround myself with positive happy people and that keeps me positive and happy.

You get what you put into this business. Those who are putting in are getting it.

Nester & Katrina, You are exactly right.  I have only been in the business 2 years so when people ask me how I am doing I  say great!  I don't know any other market so I have leared to work the slower marker.  Boy, I look forward to it getting busy again. When I do have down time I focus on my marketing. There is always something to do in this business.  I also, like yourselves, praise God for my blessings and my sucess in this business.  Life is what goes on within you!  Great Attitude to spread around.

Katerina  What a great encouraging post.  The battle for business is between our ears.  If we can just believe that there is more business out there than we can possibly handle then we will have lots of business.  Too often we focus on the negative and end up stuck.

We've seen a 15 million farm, 300 acres, get multiple offers lately...good offers.  And it went for over asking...and it can't be subdivided for development.  I don't know if it was cash but I wouldn't be surprised by the names that were bidding.  It is nice to see that people are still putting their money in real estate.

A standing ovation from this very busy agent. 

In 2005 Agents were complaining about how fast the market was moving and lamenting about agents like myself who typically won the bidding wars on behalf of my clients.

Now the same agents are lamenting about how slow the market is, while I have more business than I can handle and all my agents are maxed out (we're looking for more hard working, ethical agents, BTW).  The business is different than it was in 2005, but it's good business nevertheless.

Rock and roll !  I hear you.  Not for nothing, we are having a great year as well.  I get tired of the negativity and the doom and gloom.  We have worked super hard and it is draining from time to time but we are constantly busy.  A lot recently has come from our online marketing and a lot has just come through doing excellent work and then getting referral business !  Either way, you are right... attitude is key in times like this and there will be some realtors doing very well... and I know a couple of them right now : )    Further, this is a great time to build one's market presence and gain market share before things turn around !  Congrats on your success this year as well !  Positive energy is great... will continue to read more of your blogs and am glad we subscribed to yours !  ~ Chris

Laurie- OOOPs, did not catch your comment back in October!  I think I deleted the email. I will double check. It was a forwarding of an email and it was from you to your list saying to support Jim in his post and add how things are going in your markets and you ellaborated quite a bit on how you had stayed up all night researching the info on your market and it was like 5 a.m. when you stopped.
