Missoula Real Estate - Home Staging Works - A Case Study in Missoula's 44 Ranch Estates!

Home Staging has been shown to sell homes faster, and for more money than unstaged homes. We have absolutely found this to be the case. In our experience, staging a home prior to putting it on the market will greatly improve your results. We believe in home staging so much that we offer a free home staging consultation when we list homes.

Over the summer, we sold a home in Missoula's 44 Ranch Estates. This was a beautiful new construction home that had been listed for awhile by another company and had not sold. We listed the property and staged the Kitchen, Bathrooms, and key elements such as the fireplace with small "vignettes". The Staging added color and "warmness" to the home.

The staging worked so well that when we received an offer on the home, one of the contingencies was that we include all of the staging items in the sale of the home! We ended up receiving 2 offers on the property - one was Cash for close to the purchase price. The second offeror ended up having the builder build the SAME home on a nearby lot in the same subdivision! So this builder received 2 sales in one essentially!

Wow! Details, details. If you do the staging yourself where do you purchase the items for the staging or do you work with rental items? Where can you get training on home staging? I know this is definately needed in my area. I don't see a lot of agents using this technique, but I have suggested it several times but, just don't know where to start. Any information you can provide would be helpful. Rosland (Rnorris@c21larrymiller.com)

I'm convinced too. I recommend that anyone wanting to sell in this market do some staging. It's cheap when you consider interest costs as well as the possibility that the home will sell for more.

Hi Rosalind - we purchase the items ourselves and try to get creative. We often use Ross & TJ Maxx, especially for towels which you need a lot of for the bathrooms. We haven't started using furniture yet, just vignettes, but are planning on decorating a model home soon. RealtyU has a course in home staging.

Great case for home staging. Nothing is worse than a cluttered home or vacant home that is empty and neglected. Thanks for sharing.

The home looks great staged . . . awesome job. I always tell clients that your house only has one opportunity to make a good first impression!!! I have a new listing that has been staged, and it makes a huge difference when people walk in the door.

No question, staging helps enormously. Doing vignettes is comparatively inexpensive. Marshalls, Costco and the Dollar store are great resources.
