I am thrilled to have as many buyers as sellers. And I am doubly thrilled that the buyers I am working with are serious buyers.

Where do I find buyers? How do they find me?

Craigslist Calls on my listings    

  • Today, I received a call from someone who found my post on craigslist for a waterfront and largest model 3 bedrooms/2.5 baths condo at the Alameda/Oakland Estuary. So I showed the condo to him and his friends --- and in the course of fact-finding, I found out that all three of them are interested in buying homes in Alameda. That one call turned into viewings of other properties. We are scheduling more viewings next week. Oh...and they need help marketing their current condos for lease-purchase.
  • A few weeks before that, I showed a couple my listing of a Victorian duplex. They also saw it on craigslist. Since then I have shown them several other properties. They are serious buyers and want to buy something before the end of the year.She

Open house    A young couple stopped at one of my open houses just as I was closing. That turned into a lengthy conversation, and later, turned into a serious search for a detached single family home, which symbolizes a move up from their condo. After several viewings and offers, we got an offer accepted on a very nice and clean home. They're thrilled!

Staging a fixer   (Should you stage a fixer? I did, and the result? Multiple offers!) While I was working on making a Tudor fixer listing presentable for an open house, two guys driving their electric car stopped in front of the house and seemed to be really interested. So I waved at them and invited them to take a look.

They need to sell their house before they can buy. A little more conversation resulted in my showing several properties and writing offers on their behalf.  In the meantime, they're furiously getting their house ready to be put on sale. Guess who's listing it?

Stay in touch.   The buyer of one of my listings liked how I handled our escrow nearly three years ago and said she wished I had represented her. Since then she would call me each time she had a real estate question. She is now on my database for monthly mailings.  Last week, she said she wants to buy a triplex and sell her current home. She told me she can't think of anyone else to represent her but me!

What I've learned over and over again, is to make sure there is always something in the pipeline. The way to do that is to develop a really inquiring mind (without being obnoxious) and probe deeper into reasons why people call or come to open houses. It's a prelude to "ask for the order" --- an often-forgotten critical step to getting the sale.

DQNews.com shows our home values (in our zip code) of having tumbeld 15% from a year ago. Sales have also slowed down. But they're happening. They're moving. And in certain occasions where the homes are priced very aggressively, we also get multiple offers. However, it seems that we're working doubly hard for half the income. But we have to keep prospecting, and develop more ways to do it successfully (that doesn't include cold calling for me).

Good post. When I was a new agent, I was always enthusiastic and seen in public wearing my name tag, etc. I got away from some of my "boldness" when the market was so busy so I am back to basics and loving it.

Pacita thanks for reminding me about Craigslist. Unfortunately the leads and appointments I get from there arent very serious and cannot qualify financially for anything. Im curious what your conversion is from Craigslist leads in your area.

In Houston everyone looks at Craigslist for a bargain, then come in lowballing even less. It makes Ebay look like high end retail.

There is benefit in CL, but you do have to sift through several leads to find the qualified ones. But, when you do, they are loyal and as long as you keep in contact, will become lifelong clients.

Elllie - I post on craigslist 2-3 times a week for each listing, and I mention my open houses, too. Good luck!

Carol - it's like when we get a new item that needs to be put together. Sometimes, we attempt to do it without following instructions. And when that fails, we stop, and read the directions. That's back to basics :)

Richard and Charles - That's why I like the Working by Referrals method espoused by Brian Buffini.

Winter - I'm happy to receive the calls and emails as a result of my craigslist post. That tells me my posts are generating interest. I think I get more leads from craigslist than from any of my print ads. But the print ads are part of building my brand.

Buyers are king in present times. 

One strategy I have been using is offering free public service seminars for buyers entitled "Buyer Beware" through the local college, library, recreation department, etc.  The host looks after the promotion, registration, location, seminar handouts, evaluation, etc. 

The 2 hour seminar is strictly about the pitfalls of buying and the importance of due diligence.

There is no contact information or other blatant self-promotion handouts during the seminar, and even the introduction is limited.

My experience is that about 40% of participants (most recently 9 out of 21) ask for a business card afterwards, and inevitably it has brought me buyers.

The fifth seminar is on October 22 and I'm already booked for a venue in the New Year.

Lyn, yes.  Laura commented that "Craigslist has produced 742K in sales this year so far." Depending on where you are, craigslist could certainly help. But I don't just post plain-vanilla, either. Craigslist is a big part of my marketing plan with a heavy focus on internet marketing. When I tracked the sources of this year's sales, 37% were a result of internet marketing.

Mike, the house was wide open when I let in the electric car guys. How fast can they get away? It was also broad daylight. And this is a small town, Alameda. A lot of folks still keep their front doors unbolted when someone is home. I wouldn't do it anywhere else.

I love love love craiglslist. I am surprised how much it used, but how ineffectively it is used. The consumer knows the difference in a schlocky posting a very real posting. Thanks for the very real back to basics comments. I forgot about my flags for my open houses. Perfecto.

Do any of you use Postlets for your ads on CL? Just wondering if you feel like you have more success with a more casual looking ad or not. I am beginning to think that while it looks great it might scare off buyers who aren't quite ready to be 'sold'.

I too have had wonderful luck with Craigs List.  I have actually picked up a Seller from Craigs List as well who was pleased with the way I advertised.  Sometimes the best things are free!

I wrote a card to my parents --- didn't take me but 5 minutes. In it, I said how thankful I am for their love and support, and how proud and happy I am that they are my parents. Then mailed it.

Next thing I know, I get a call from my Dad. He said my mom is crying because she was so overwhelmed at what I wrote. That card brought them so much happiness. Just thinking about how it made them feel brought tears to my eyes. Again.

I think I'll write them another note!

Thanks for the positive feedback. Just finished posting on craigslist my active listing. It's become a habit, and that's when it also becomes painless to do, especially when all I do is copy paste from Vflyer and postlets to my craigslist account. Easy as pie!

For craigslist, I use both Postlets and Vflyer, and also post directly from my website. I thought I'd try to learn html --- but since these services make it so eary, it's just one more thing I can cross off my to-do list.

Someone asked me if perhaps buyers would be intimidated by a professional looking post on craigslist. As a matter of fact, I think that the more professional a post looks, the better it reflects on the agent. Sellers would certainly appreciate having their home posted this way.
