If you've been working with internet leads for any amount of time, you've heard most sales pitches and probably even tried many of the services.   Well, there is one in particular to avoid.

Real Estate Client Referrals, or RECR is selling bad leads and calling them referrals.  Hey! If I was getting enough REFERRALS, I wouldn't need the leads, but that's another story. 

Recently I had the displeasure of falling for the pitch.  It was pretty simple.  They wade through the leads find the good ones and pass them on to me.  Heck, I've been looking to hire someone to do just that anyway, so it sounded like a match.

When they called me originally, they said they had a HOT buyer which turned out to be someone who answered, "Yes!" when asked "What other cities, besides Buford are you looking into?" and "yes" to "Who are getting your mortgage through," since the lead came as "PREQUALIFIED."

Over the next 11 leads, I received another one that answered, "Bueno" and "So Sorry" when I began to ask for the individual looking for the home.

Nice people, mind you, but if they don't speak English, should it count?

Amber at RECR.com's response: "Well, sir, we're not sure about your area, there may be..."

STOP THE CAR!

Are you serious?  Are you kidding?  Nope, it's not April 1st.  What is really annoying is that one of the major factors that came into account when going with them, was their an advertiser on ACTIVE RAIN. 

I've learned my lesson.  No more sponsers of AR and no more NEW internet lead generation activities. Oh and for those that are interested.

Joshua, I'm sorry the lead companies got to you.. many of us have fallen for their pitch, and lived to have empty pockets and no sales from them.  My response to ANY LEAD Company is.. I pay for referrals at closing.  Period. End of story, they usually say something derogatory about my business method and hang up.  LOL.

Joshua, I have been contacted several times by them.  They had a HOT lead that needed to be worked RIGHT NOW.  Just pay the cabbage. 

Everytime I would get close something would happen and the cabbage was gone.  Thank you for the truth.  Now I cannot worry about what might have been!

Well....we subscribed...got one "mystery" seller...never returned calls or e-mail....and another looking for the deal of the century ona foreclosure that of course just needs a little paint to make a five figure profit....I have asked for money back at least 3 times....no response.....not the case when they were selling it !

I wouldn't necessarily nix a real lead/referral because they didn't speak English well, but - most of these lead mills are bogus, and the new trend is to call them "referrals."  Can you say "scam?"

Suzanne - One lead spoke Spanish, so I could technically refer them to a Spanish speaking agent and possibly see something out of it.  The other one was from Somalia, so I am not sure what language is spoken there.  The lead didn't bother me so much as the response to my request to replace it.

Joshua - Be thankful you don't live in a very large metropolitan area. You probably would get 80% or better "Non-English" speaking leads/referrals. That is one of our biggest issues in the DC area.

I keep a list of agents that speak as many dialects as you can think of for me I would rather refer a sign call for a fee than pay the Internet lead companies

I got burned by one of these companies. I will never again trust a lead referral company. A bunch of trickery thats about it. I actually thikn it might have been the company you are talking about. I would love to sue the crap out of them. It is total BS. Whats worse is the NAR lets them advertise on their website. Thats why I thought it was trusted. What a friggin joke. They dont care that rip off scam artist companies are doing this to their members? And knowing it still let them advertise on their site? It really made me mad back then but now that I think back about it.. I am even madder now.

Laura - I do the same. Also, Atlanta may not be DC, but it's pretty diverse.  The problem is that these leads were supposed to be scrubbed and they weren't

Shane - Wanna sue?  I wonder how they get around the money for referrals things? Especially, when all they talk about is the 1 in 5 closing rate. 

Atonio & Alexia - Yes, I'd love a refund, but if I stop other people from using them, it'll be a good feeling.

Maybe you need a spanish speaking partner? Spanish speaking Americans buy homes to. And this is coming from a non-spanish speaking person named LOPEZ in San Diego!  LOL.

Lead generation companies can be a nightmare as most of us who have fallen for their pitch can testify. That said, just because someone does not speak English well (or at all) doesn't mean they are not a good lead. In the US we seem to expect everyone to speak English. In the rest of the world, most people speak 2 or 3 languages.

We really do represent a rather small segment of the population of the planet and being willing to learn even some basic phrases in other languages can serve us well - we can at least make a referral to someone is is fluent in (one of) the client's languages.

 Years ago,when I was in high school, I learned to crochet on a ferry boat traveling up the Canadian coast to Alaska from a Czech woman who saw that I was interested and kept trying different languages until we figured out that we both spoke enough French to understand each other. She had no reason to make all that extra effort but she did it to be kind to a young teen aged girl. How much more good could it do for us? Just making the effort could lead to a lot more referrals because you DID make the effort when others did not.

Deb - After reading your thoughtful comment, I'm reminded of my experience with others.  If you bothered to read the post, I was upset that I paid for the lead not that this person came to me.  It's a big difference.  The expectation that someone speaks English is based on the fact that I EXPECT every person who says they want to be a part of our country to speak the national language.  I would not move to Germany and expect everyone to speak Spanish.  Although, as you pointed, some people over there do know basic phrases.  The last time I checked, basic phrases do not cover my fiduciary responsibility.   Spanish is so common which I guess is why I'm getting so many of these type of comments, I wonder if it was the same if they spoke  k'hmer?

It was clear from your post that what youyou were upset about was that you paid for the lead. That's why I started out by saying that these companies can be a nightmare like so many other people did. The leads who do speak English are often not good. People use the Internet to surf and do basic research before they ever get serious about buying or sellng and a lot of those people are the names we get when we sign up with these companies.

I did not mean to sound like I was scolding you for expecting someone in the US to speak English. I was trying to say that we need, as a profession, to be professional and look first at a clients actual needs and whether or not we are a good match for them or can refer them to someone who is.

I also am not sure that everyone who buys a home in this country wants to be a part of the country. Some people, like many Americans who buy overseas property, are simply investors looking to make a profit. Some may be looking for a vacation home or are here because of a transfer by an employer--we don't know until we ask. In my experience many people, especially in European countries do not just know basic phrases, they are fluent, mostly from necessity since many of the countries are smaller than a lot of our states and the travel and exchange is extensive.

Your best point, I think, is that basic phrases do not cover our fiduciary duty. My Spanish is not all that great--I won't starve or get lost but I can have a hard time with normal conversation. 

Doing the right thing is enough of an issue that there are people I have worked with who grew up speaking Spanish who would never do business with a Spanish speaking client without a translator. 

The particulars or a real estate transaction are complicated enough when both parties are operating in their native tongue whether it is English or Portuguese. Spanish is different in Spain and in Mexico and still again in Costa Rica or New York or New Mexico. I once had customers who were from Tibet. They understood my English much better than I did theirs. I can't imagine what we would have done if they had actually found a house they wanted to buy when their translator was not there.

I have been tempted to try these lead generation companies.  From stories like this, it seems like the surest way to get good leads is to do the prospecting myself.  One or two agents I've talked to have said they were satisfied with their paid online lead systems but wouldn't divulge who they were using.

I understand how you feel tons of people calling you to sell you leads that are sold to everyone else under the sun. How about a system that connects you with buyers online through the MLS Search and you own the system not a company or another real estate agent?
