The month of September was filled with gloom and doom from government officials who foolishly decided pumping 700 billion into Wall Street was the solution.  The stock market continues to slide downward and big banks are bickering about who gets to take over the fallen financial institutions.  With all that bull about it being nearly impossible to get credit I will pull a quote from the front page of today's New Haven Register,  "But even against that backdrop, Connecticut-based banks are faring well and have money to lend".

Single family homes sales continue to be sluggish.  September volume was down 20% from last year with 59 homes closing in my 5 primary towns.  The lower priced communities on North Haven & North Branford actually saw in increase in the number of homes sold compared to last year while Branford, Guilford & Madison had less.

You know what I'd like to see? The final List to Purchase price ratio. Looks like you have quite a spread there.

Jennifer... There is indeed quite a spread and the asking price I use it the homes price at the time of contract.  Many were listed higher and adjusted downward before an offer came in.  Instead of giving you the entire list of ratios here is the average.  The selling price of homes on this list average out to 89.41% of the original list price and 94.08% of the listed price at time of sale.  Individually the spread goes can spam almost 30% off asking when a terribly overpriced home does finally sell.

Bill... Yes.. Same story and I was a bit late publishing results this month but had a seller mention he was anxious to see my numbers so I figure prospective home sellers and buyers do look forward to these type of posts even though most don't comment.

I didn't do the math but it appears that the lower priced homes, those in the $250,000 range are holding closer to their adjusted price. Very interesting.

Beth... The homes in the $250 price range are typically entry level in this marketplace so they are in higher demand since most of the activity right now seems to be first time home buyers although many young dual income couples will start with a home in the mid to upper 300's.
