At the end of September 2008 there were 60 Cardiff homes for sale (39 detached homes, and 21 attached homes). This represents an inventory of only 5.7 months for attached homes and 8.7 months for detached homes at the current rate of sales (based on a 6-month period).

Cardiff State Beach, Cardiff CaliforniaThe price range of detached homes on the market as of September 30, 2008 was $499,800 to $3,499,900 million (59% of these homes were over $1 million); prices for attached homes ranged from $260,000 to $1,599,000 million with 33% priced in the $1 million+ range.

6 Cardiff homes came on the market in September, all detached, with 8 going pending during the same time period (4 detached, 4 attached).

Looking at the average sales price for detached homes YTD, we see that it is $1,030,401, essentially the same as it was at this time last year. The average price of attached homes sold thus far this year is $602,673, a decrease of 10% from 1 year ago.

Data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Cardiff real estate market can be provided with regard to current activity as well as the specific areas such as the Walking and the Composer Districts.

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Cardiff real estate market. If I can provide more information, please let me know.

Hi Jeff, Interesting market data. I see that there was only one attached homes sold in Cardiff sold and even the SFD only have 4 properties. What accounts for the decline? Cardiff being so accessible to the water, I would have thought it would be a sought after market.

I, too, was surprised at the small number of homes sold in September (but they all went under contract in late July or in August which is often a slower period), although sales were down that month for a number of communities. Prices have remained fairly high. Consider that during Sept. we also saw 8 properties go pending, s twice the number of sales, so I expect things to change in October.
