The Buyer's Agent Council has done another survey and like the one in 2004,  the number one  feature preferred by home buyers is central  airconditioning. What is surprising is that large garages  (two or more cars) is top on the list, with a 16 % increase.

Other features that gained popularity included hardwood floors, granite counter tops, cable- and satellite-readiness, and high-speed internet access.

First time buyers, because of budget constraints, will make more compromises than repeat buyers who are trading up in terms of size and features, so they are more demanding in getting what they want - including luxury items.

Walk- in closets in the Master Bedroom were something that first time buyers really wanted, not as important with repeat buyers however. Buyers of new construction have higher expectations for cable- or satellite- readiness and high speed internet access.

Energy efficiency ranked as important, but not in the top tier.

The potential to realize an increase in equity value was an important motivator for many buyers. Slightly over half of all buyers believed their new home held high potential  value, and all but 3 % of the remaining respondents felt their homes had moderate investment potential. Buyers of detached single-family homes and new construction held the strongest perception of high investment potential
