Daytona Beachside Condo Market

Daytona Beach area besides different cities (Daytona Beach, Daytona Beach Shores, South Daytona, Port Orange, Ormond Beach, Holly Hill and Ponce Inlet) is divided into Beachside, and... pretty much everything else.

Beachside is a long (23-mile) stretch of the barrier island bordered by Atlantic Intracoastal Waterway (Halifax River) and the Atlantic Ocean.

Beachside is a tourist destination in the first place, but not only. It is home to the majority of condominiums in the area. When talking about condos in the area, it is important to distinguish between these distinctly different areas.

I do not know how many condos out of the total 331 in the area are on the Beachside, but I assume that there are way over a hundred.

Of all that number there are 961 unit on sale on the local MLS. This is actually a significant drop from a few months ago, when there were 1066 condo units on the Beachside listed on MLS. So, the inventory is just a bit over 10% down. Here's the breakdown:

86 one-bedroom units from 39,900 to $400,000
509 two-bedroom units priced from $52,555 to $1,140,000
366 three-bedroom units from $149,000 to $2,470,000

From January 1, 2007 until Oct 15, 2007 there were 278 condos sold on the Beachside.

For the same period this year there were 283 units sold on the Beachside. The number of sold unit is insignificantly higher, however, the prices are lower this year than they were last year.

Of course, a 3 bdr in Bayshore for $149,000 is a steal, we were selling 2 bdr units there for that price in 2003.

Well, someone will get themselves a terrific deal.
