1. Think like a buyer.  Even though your home might be several years old, people want something new.  You need to make it look it's best.  Be realistic and remember your house isn't your anymore but a commodity.  Unless your selling "as-is" buyers want to do few improvements.
  2. Create curb-appeal.  It's absolutely essential that the outside of your house create a positive preview of what's to come.  Clear those weeds, spruce up the door mat and pick up those toys.  You don't want hat first impression to be a "drive by".
  3. De-clutter it.  Nothing is a bigger turn off than a house that's packed to the ceiling with collections, personal photo's, magazines and more.  Not sure how much to de-clutter?  Take a look at the model home, no0clutter!  And a model home sells!
  4. De-personalize it.  While your de-cluttering, it's a good idea to go ahead and pack those family photo's, kids artwork on the fridge etc.  You want the potential buyers to see the special details of the home, not the wedding photos.  The less there is to distract a buyer, the more likely an offer will be made.
  5. Neutralize it.  You want your home to appeal to the masses.  If you have dark forest green carpet, replace it with a nice Berber.  You don't need to spend a fortune re-carpeting - just enough to keep the buyers from using the worn out carpet as a reason not to buy.  Most buyers don't want to take that extra effort in getting new floors.

I spent 3 months convincing my seller to remove wallpaper that every single agent that showed the house complained about.  She finally did.  It sold in 3 weeks to someone who looked at it at the first open house.

My seller now tells me that she talked with the buyer after the closing, and the buyer liked the wallpaper.  She is really upset that she spent the time and money doing it.  What do you do?

Sometimes I just wish more people would watch "Designed To Sell".  Although we have clients that watch it and still don't get it.  In a way, that's good because that proves that Real Estate Agents earn their value by educating the public.

 I completely agree with everything said but remembering you have to appeal to the masses is important.  When it comes to changing wallpaper not all wallpaper is bad or outdated.  One of the important things we look at is if it's part of the first impression or something you see as you walk in the front door.  We painted over wallpaper in one house after the entire home had been painted and had been on the market over 60 days.  By doing that the Realtor had 2 contracts within that week!  Man I love what I do!

Cindy,  good tips.Staging sure does make a difference.  The problem is that most people can see problems with other houses but fail to see the problems in their own home.  Sometimes you need to whack em on the side of the head before they see the light.

Been there done that and that is exactly why having a Professional Stager come in helps.  I'm the "bad guy" that tells them the house smells like kitty litter etc.  Plus having two people tell them the same thing might prevent them from a whack on the head! heehee.

Cindy,  you'll probably tell me my house smell like kitty, dog and birds.   okay, but I am the one home owner that already has the list.  I made it before I found you out...  Now, since reading your website, its even longer!!

 Its my husband that will need the whack!! But, thats my pleasure. lol
