We've all seen the papers about so many foreclosures, HUD foreclosures, bank foreclosures, it is definitely unfortunate, but it's also an opportunity for BUYERS.

You've also seen the ads, Handy-man Special or Great Fixer-Upper, needs tender loving care, or maybe NO FHA contracts because it needs to many repairs.

You also know the catch-22, the bank won't lend you the money to buy the house until the repairs are done

and you can't do the repairs until you buy the home, and you don't have the donwpayment, closing cost

money and enough money to do the repairs.  Well, if you want to get that great house at a great price, its

time to find a Buyers Representative with Rehabilitation Mortgage Experience that knows which lenders

do these loans and how they work and how to make it work, (there are Very Few of both around).

There is a government insured program that has been around for years that is available to the homebuyers that intend to occupy the new home.  Its an easy  program nad of course you must be able to qualify for the loan as you would any other governament loan. 

This program is available to anyone regardless of age, so if you are a senior and need to remodel for disabilites, this program can be used for a refinance.

Under this program you may finance up to $35,000 in improvements to the property, including but not limited to:

               Repair or Replace:   Windows and Doors - Roofs - Gutters - HVAC units - painting - waterproffing basements - septic or well - Purchase appliances, Remodel for persons with disabilities - weatherization - remodel kitchens - and many more...

You may purchase HUD forclosure homes including one that states it is uninsurable, provided the repairs qualify as eligible work items.  

If you have been discouraged about purchasing a home that needs repairs, either by a real estate agent, lender or otherwise.  STOP, don't listen, you can do it, yes it will mean a commitment from you to get your  loan in order, with of course help from our team, there is additional effort and paperwork to be done, but isn't owning a home or your own at a great price worth it?

Doris~ I had a loan officer that did those rehab loans.  It is a great thing for someone getting a great deal on a home that needs work and needs to borrow the extra money to fix it.  A lot of agents just don't realize it is an option for some buyers.
