WesthavenReal Estate sales in Franklin for the month of September were down 28 percent compared to the same month last year. with 108 closings in 2008 compared to 139 in 2007.

  • The average price of Franklin real estate dropped from $473,964 in 2007 to $395,417 in 2008
  • The average size of Franklin real estate sold in September decreased from 3116 square ft to 2871 square ft.
  • The average days on market for Franklin real estate sold in the month of September was 75 days in 2008 compared to 69 days in 2007
  • The most expensive Franklin real estate home sold in September of 2008 was $1,344,000 compared to $2,988,000 in 2007

This report points out that the higher priced homes are moving slower than last year, and at a reduced price. It's no surprise considering the stock market decline, and the reduced availability of mortgages. It's a great time to be a buyer. This report only reflects the market for single family homes in Franklin.

It's an amazing market right now. We still have a few sellers who are willing to sell their home at rock bottom prices, and money is available to buyers at low rates. I don't know why some people are hesitant to steal a house.

Renee - THis community is called Westhaven, and it's designed to be a self contained town. Everything from healthcare, groceries, entertainment, a 20,000 square ft clubhouse with several fitness rooms, and walking paths, golf course, and enything you can imagine. The restriction on builders are tough, and the landscaping is beautiful.

If you every make it to Franklin Tennessee, let me know, and I'll show you the cool stuff.

By the way, the weather here is 50's in the morning, and 70's in thr afternoon.
