If a home is priced slightly below the comps in the area it will sell. I am not suggesting a very low price but just enough to make it appealing to a buyer. Most people love a bargain. Over the years I have had listings with features that some did not like and yet the person who bought it liked the same features.
Here are some examples:
1. A house with a First floor bedroom. One feedback was the person did not feel secure sleeping on the first floor. Yet the person who bought it was looking for a first floor bedroom.
2. Two story family room.One person said it is a waste of energy. (heating bills) The buyer who bought it loved the two story family room
3.Walk out basement. Some were scared to have an exit from the basement. The buyer loved to be able to entertain in the basement so that kids could play in the yard etc.
4.Small yard. Some want a large yard yet there are some who do not want to mow a large yard and want something small.
5.Home on busy street. Most people like a quiet street.There are some who do not mind it if it is on a bus route so they can take public transportation with the bus at the door and if there are stores they can walk to.
The listing agent can market accordingly and find buyers for your home.

I absolutely agree with you, but once in a very blue moon it just does not work that way. Right now we have a listing, comparables come out to $490,000 give the current market where everybody buys for less than comparable market value, we have priced it at $ 379,000 YES, that is right.
We have about 10 showing in a week for 3 month now, people just do NOT like the floor plan.
Real estate is a numbers game, with our agressive advertising and marketing the property we will find a buyer, but it might just take a little longer.
