Marketing a home with an electric heating system here in Connecticut, the northeastern part of the US use to be a turn off for potential buyers. However, with the price of gas and oil these days, now it is not such a bad deal.
- I currently have a house listed that has electric heat and the seller showed me her electric bill. She pays $220 per month - and this amount is averaged out from the previous year's electrical service use and paid in a monthly plan. Now remember, this bill doesn't just include heating the place, it also includes all of the electricity used in the house.
In comparison,
- I have a neighbor with a heating system that is fueled with oil. He is on a payment plan with his oil delivery company - which is $400 a month. My neighbor still has a monthly electric bill on top of this monthy oil bill.
Hmmm, that electric bill that my seller has doesn't look so bad!

I opted for all electric in my new home in 2005. I prefer the heat pump to gas heat. Of course, our winters are not as bad as CT, but I'm quite comfortable.
3,800 square feet plus basement and my elec. bills average $180 a month.
However, gas heat, even propane, sells homes here.
