Adriana- We do not accept NO from lenders. There is always a way to get it done IF you have qualified your homeowners for their hardship. IF that is the case, then they will close because you sink your teeth in and don't take no for an answer.
Donna- Thank you for sharing that! I know I had tear filled eyes as I was telling you the story. We are all put in the path of others for a reason, God sends angels, the people that enter into our lives!

Great to hear that you have been able to close short sales. In Vegas many agents don't touch them because the odds of closing them are very slim, they say. Perhaps lenders are now getting better at it, at least in Florida.
Esko- No, their chances of closing are slim because agents don't know how to do short sales. We have been closing on short sales, it is not something that just happened. The first short sale we did was in 1995. It is all in 1. attitude and belief and 2. applied knowledge. Thanks for commenting.

You guys are a great team... Short sales here in Illinois take a long time... How does a realtor get a lister... I'm not asking becausse I want to do them, but the last one I worked on the lister was a real winner
Yvette- Of course, money is just a tool. I love money, don't get me wrong, I love all the good I can do with money and I know there is plenty of it for everyone no matter what the doom and gloom people say. We can attract whatever we want in our lives if we help enough people get what they want. Where service is rendered, payment is due, Proverbs.( forgot the chapter and verse), the means of payment may be different in different situations.

Tamara- Good for you! You need to consult with your client about how long they can take, then hope for two things, 1. that the listing agent knows how to do short sales and 2. the agent the lender orders the BPO from knows the market and does not blow your deal! That is the #1 problem we have, incompentant agents doing BPO's who have no stake in the outcome of the deal.
Judy- What do you mean, How does a realtor get a lister?
Castellum Realty- We won't touch rentals. Too much work for too little pay. Same with BPO's. Makes no financial sense to do either. Our niches are:short sales and luxury homes. Luxury homes still move!

Patricia Beck- Yes, they just wanted closure. They need to rent. It is just their lot for now. They may be able to change that in the future. But this is life. They are blessed in many other ways especially with their strong faith.

Bless you for all you are doing to help these people. I grew up in St. Lucie County, and I was very sad to see what happened there over the last 2 years. Many of my friends and acquaintences have been affected. You're awesome and I love reading your blogs !
