The Sellers Should Always Know Your Coming !!!

At an Inspection had occasion to have a quite funny and a very embarrassing situation. Not to me of course, but the Husband & Wife Buyers, wife's friend, Their Agent Paula, the lady seller and her boyfriend. Arriving early I sat and waited outside for the clients to arrive. After about 15-20 minutes they arrived with the Paula driving everyone in her car. Now I've known the agent, Paula, for some years, Funny, boisterous, gregarious, life of the party type person. But very knowledgeable in the Real Estate field.

Her clients seemed more reserved and quiet. I had already done one inspection for them a few weeks before and the deal had fallen through for one reason or another.

Paula goes to the door and rings the bell numerous times, 3-4-5, no answer, she then opens the storm door and opens the lockbox, knocks loudly a few times and then proceeds to unlock and open the door and announces loudly INSPECTION.

As we enter I head for the kitchen where I start setting up my laptop and start running and testing the appliances, garbage disposal, dishwasher, and so on, the clients, their friend and Paula are talking and discussing items they are wishing to change.

I am not following their conversation and I hear their voices trail off as they start to look around the home. Diningroom, livingroom, then into the hall and first bathroom, then to the bedrooms, first bedroom and then second, then the master,, it was there I suppose where the first SCREAM sounded from, then a second in rapid succession, then I hear rapid footsteps coming down the hall, by this time I am off and running to offer what help I may be able to not knowing what has happened, meeting Paula at the hall entrance, she rushes past me and to the kitchen, the clients in hot pursuit, I see nothing in the hall and follow them to the kitchen,, no one is saying a word, now this is a first with Paula.

I am about to ask again, Are you all OK?, when I hear, from behind me, a lady apologizing profusely and then leaving through the front door in haste, clothes disheveled, bare foot, hair in a mess, next through the hall a man appears, same condition, clothes thrown on, bare foot and uncombed hair, apologizing too, NOT to us,,but to the lady making her hasty retreat.

Seems that when Paula had made the appointment for the Inspection the other agent had arranged it with the owners boyfriend and the owner did NOT know we were all coming over at that time.

Seems the seller and her boyfriend were enjoying the morning, and had to be quite focused on their activities not to have heard anything.

To this day when Paula enters a house she now carries an AIR HORN with her to LOUDLY announce that WE ARE THERE.

PS.

I did hear that the seller requested separate rooms at closing so she wouldn't have to be face to face with the buyers again.

My story is not that juicy, however I set up a showing, and was very clear on what time I would be there. After ringing the bell, and announcing that we were there, I proceeded to show the property.  Just as we walked into the master bedroom, a man was standing there who had just got out of the shower.  We all were startled.

Rick,

Your story is a hoot!. I did an inspection on a house rented by a mother/daughter stripper team, but everybody stayed clothed, thank goodness.

I showed a property to buyers during the day on a Tuesday.  Rang the door, yelled hello.  We started in the basement and worked our way up to the second story.  When we got to the master bedroom all we saw was to sets of feet sticking out of the covers with their heads covered (they were awake & up to more than sleep but did not say a word).  Maybe they thought that if they could not see us we would not know they were there.  Poor buyers were thrown off for the rest of the showings after that...

Separate rooms at closing?  At least it closed!  I don't even want to think about what I would do in that situation!  There are truly some crazy stories out there.

Ooooh weee, sure glad I haven't run into that situation yet.  I'm sure the sellers will be talking about that one for a long long time to come.  Thanks for the laugh!

Cute! :-), Ive had the sellers or at least one of them hiding in a closet.  The only reason I knew they were in there is because I could hear the dog behind the door and the owner telling it to be quiet.  I announced loudly that the closet door was locked so that we couldn't see it, and that we would be done in about 10 minutes!

Wow... I am so glad that I am a mortgage broker.  I do not have to worry about going into a "possible" empty house and walk in on something.

Thanks for the humor this evening.

Good Story,  the closest to that I have encountered was someone sleeping while showing a property.

I keep waiting and hoping that will happen, but life here seems to be pretty mundane during real estate transactions.

Let's see.....I was showing a house several years ago to an older couple and walked into a room with nothing but mirrors and a swing suspended in the center of the room.   And don't forget about thongs strewn about, "toys" on nightstands or the videos/DVD's you occasionally see laying about.

Fortunately, the buyers normally get a chuckle.  Some homes need staging more than others!

But NO sellers or family members in compromising situations....Yet.

Closest I came was showing a house that was listed as vacant.  Imagine my surprise when I opened the door and a woman and two kids were standing at the top of the stairs.  After looking at the house with my clients, I called the listing agent.  Turns out that the owner was a builder and had let his new construction buyers stay in his personal house while waiting on their new one.

Later, the woman's husband called me and chewed ME out for scaring his wife.
