Sellers need Realtors®  now more than ever.    The question is ...do they want a professional who is going to aggressively market the property and give them the "superior service" they deserve or are they just looking for an order taker?

Recently....I've noticed that a few homeowners are still trying to sell their properties on their own and wonder if it makes sense during this difficult time. Since the market is saturated with inventory.....I believe that sellers need to expose their homes everywhere possible. First, they eliminate thousands of Realtors®  who may have buyers waiting for "just the right home" by excluding theirs, because it is not offered though the "MLS service".

Next, they are exposing themselves to the emotional roller coaster of opening their home to a host of "unqualified strangers", lengthening their time  on the market , trying to negotiate to a reasonable price, giving up their weekends to host "open houses" and creatively advertising in all the right places.

Do they have websites that reach thousands of potential buyers 24 hours a day? Who will hold the deposit, arrange financing, appraisals, closing, moving dates, inspections? Who will be in charge of keeping both parties on the right path towards a smooth and successful closing? We won't even talk about the buyers who are "desperately seeking owner assistance" or the just needed something to do "weekend shoppers" It makes sense for them to protect one of the most important investments they've made.

Well put my friend.  I also have seen "Discount Brokers" loosing business in our market area.  Secretaries have quiet and gone to full service companies because business was slow.  It is very interesting how this business goes through so many changes over the years and how people react.  Have a great evening my friend.

Good post, I've been thinking of posting something like this for the past week now!  Sellers need us now more than ever!  It actually ties into the NAR's Public Awareness Campaign about the value we bring to the transaction.

I completely agree with you.  It's our job to bring a non-emotional, logical approach to an otherwise seemingly highly emotional transaction for our clients.  Otherwise, the emotional attachment to their home can cloud logic and create unwanted stress in an otherwise simple transaction.

Neal it seems up until recently I truned down more listings than I accepted because I do not take orders well... they call me because they need a professional, yet they still want to work like a FSBO - if they want me to do the job - they have to let me do it.

Thanks....I had a good teacher, people here offer their help even if I already thought I was doing ok, but if you want to be great it is always good to get an outside opinion ora way to improve even more...that is what i am doing now, besides being the best dam realtor...I might turn out to be pretty good at this blogging also.

Randy,You still did not answer my question ,where in the world did you disappear to ,have not seen or heard from you...you must be busy helping Sally blog, she is going off the wall with blogging...I think she might have taken the A/R fix.

Most sellers want to only know 2 things...what they are going to make and we are going to make.

Thanks for your support through all my stuff (Randy has to listen to it in the office...harhar!) And with seller's....why do they think we get the whole %?  I swear half the time I have to tell them ...well, I really think that's personal...

I use dollar bills and I break down the commission, each single represents 1 point of the commission, by the time I am finished ,it looks like I end up with 1 and then I say ..."are you going to take this away from me also?

Good post....  I've already scene the discount brokers, flat fee brokers slowing fading.   You need to be out there completely with an agent who can market in this "kind" of a market.

Okay. On a more serious note I like your post. My opinion is that as long as there is Real Estate their will FSBO's.

To us FSBO's are a listing waiting to happen. I love them. Nothing better than listing a FSBO.

By the time they list with us they are relieved Seller's that can now sit back and let someone else take care of things for them.

P.S. I have to go now. I don't feel like talking about real estate. I do that waaaaaay too much already. LOL.

Neal.. If sellers realized how much money an d time they cost themselves by selling FSBO they wouldn't do it.. but they hear all the stories about John who saved thousands by using FSBOS are Us to sell his home.. what they don't hear is that John could have gotten 20K more for his home if he had used a qualified agent.. Every FSBO should read Jim Lee's story about buying his new home.

No offense to the "discount realtor" but I have a brick made out of foam..and when the TV has a commercial with the people saying how they saved money and didn't need  to pay alot to the realtor...I then take it....rare back and heeve it at my TV screen!

Why even bother when you end up writting the contract yourself?

Sometimes I wish it was real and so were the people!

I am working with my second one in a month.  They are despereate to sell.  So their answer: FSBO.  That is insane.  I am working the numbers this morning to see if I can come up with a plan to get them out.

My bggest pet peeve is the sellers think they are getting sometihng for nothing, the need to also understand the value we provide, that is why we get paid the "big bucks"

I can understand someone wanting to save commissions if they do not have to pay them.  Unfortunately that is rarely the case. 

The buyers normally get a free agent, why would they want to go it on their own?  They would only do it in most cases if they get a smoking below market deal.  That would nullify the reason the seller tried it to begin with.

Buyers that drop by FSBO's think they will get a better deal if they buy it without realtor representation, yet most times they do not realize they might either pay the same or even more without our special negotiating techniques.

They think that by going without us, they will save the seller in commission, the sellers also do not realize that most of the time we end up getting them more even when there is a commission involved.

It always seems that the public at large is lagging behind the times.  Remember, they have the absolute best house in their neighborhood and if Joe down the street got $200,000 for his house, then theirs has to be worth $225,000.

The sad part is that with all of the statistics showing 70-80% of FSBO's eventually list with a Realtor, this is a very under worked market.  Realtors need to approach them from the point of view of a helpful advisor and they can earn the trust of the owner so that when they do decide they need an agent's help, they have the inside track.

I personally work FSBO's for the buyer leads and I have referred many of them to my Realtor partners.  It is a real win-win situation.

Those were the days...I remember when all the people I called for listings would say that they had the best home in the neighborhood, now they should just be happy that someone wants to sell it.

It makes no sense to list a property so out of the market and not even offer enough to the other realtors to show it.

Wouldnt you want to make more if you had the ooportunity to?

I would, so if I can sell the house down the block and make 33% more, which house should I show first?

My recipe in this market is if you are in a rush, you must be the lowest price and offer out good compensation, of course there are some exceptions to the rule but it is too long a story to write in this conuter comment.

I was thinking of this, imagine that you want to do the same kind of job as a diesel mechanic or a doctor or a laywer,  you can not, even when you have some knowledge, you need to leave that to the experts  US !!!! :)    Hmm... many inexperienced people try to do that and fail.  that's ok, we always learn something new.

Now that are market is tougher than ever, the public should know they will need us to keep the deals from falling through because some are not educated...I have a seller right now that did not even know he had a title blemish..we are fixing it...but it was brought to my attention and I had to explain it to him in detail.

I only use dollar bills when I need to justify our compensation..I really need not do it in this market. Just as a demo to what we put into our service.

Another good post.

I'd like to add that buyers need agents just as much as sellers. Never a week goes by when I'm reading the closed listings on the MLS & I see a house sell for an amount I know is high for our market & low & behold the buyer either bought from a builder or from the listing agent.
