I have a land listing in Eagle Crest and it is very difficult to market because my understanding is that only Eagle Crest Realty listings are allowed signs. I have been thinking about how to market property out there besides mailings to neighbors, cable, Craig's List, and word of mouth. Are there community bulletin boards or newsletters that accept advertising? I also wonder how it can be legal to prohibit other realtors from having signs? Anyone else having issues with this or pursued it? Do you have any helpful advice? Would like to find a way to reach people who are at Eagle Crest looking for property and would appreciate any ideas.

It is my understanding and it could have changed but your sign is allowed if you have one made to match the colors they allow - similar to how Sunriver is... all for sale signs in Sunriver are yellow with brown writing.... I do not recall the eagle crest restrictions but I think you are allowed just have to comply with the sign ordinance.

We have a lot of communities that do not allow signs.I market on realtor.com, featured home, featured zip code. Listings by address on active rain.

Thanks for the info, but I am quite sure I received the rules from another broker and it said they did not allow other brokers signs except for Eagle Crest Realty and I was wondering how people got around this. I do have enchanced listings on Realtor.com, advertise on cable, sent a mailer to neighbors, but I remember how crucial a sign is and how there weren't any when I went out to preview properties for this client-I was reading utility markers to find addresses! I wouldn't mind making a special sign, but I don't believe that is the case. It has been a few months and I will check again and share if things have changed.

Thanks for the info. I do have enhanced listings on Realtor.com and many brokers do not realize the benefits of this.
